FYI — CHANGES TO AN APPROVED DESIGN REVIEW APPLICATION FOR A
NEW 2-STORY SINGLE FAMILY DWELLING AND DETACHED GARAGE AT
110 CLARENDON ROAD, ZONED R-1.
History: On both August 14, 2006, and August 28, 2006, the Plaruung Commission reviewed a revised
landscape plan and new garage door, for the project at 110 Clarendon Road, as an FYI item. On October 23,
2006, the Planning Commission reviewed changes in window sizes and the removal of one window, for the
project at 110, Clarendon Road, as an FYI item. The Plaz�ning Commission accepted the revised landscape
plan, a revised garage plan and all window changes submitted as FYI item for both the August 28, 2006, and
October 23, 2006 Planning Commission meetings.
Summary: On June 26, 2006, the Planning Commission approved an application for design review for a new
two-story single family dwelling and detached two-car garage at 110 Clarendon Road, zoned R-1. A building
permit was issued and the project is nearing completion.
The applicant submitted a letter together with the ariginally approved and proposed elevations and garage
plan, date stamped March 14, 2007, explaining the proposed changes to the project. The following changes
are proposed:
1. Front Elevation
• Second floor balcony has a straight top rail (approved with curved rail).
� Trim board over second floor double French doors has a slight curve (approved straigh� board).
• Change in balustrade ornamentation at second floor.
2. Rear Elevation
�,N'� • Top rail at second floor balcony was changed from roofing tile to wood top rail.
� - Trim board over a first floor window has a slight curve (approved straight board).
Stucco wall outlining lower level deck was changed to wrought iron.
3. Left Elevation
• Top rail of second floor balcony changed from roofing tile to wood top rail (see rear elevation).
� Circular window with wrought iron detailing was removed.

4. Right Elevation
����'� Scrolled edge of chimney and scrolled edge of second floor was removed.
Stucco wall outlining lower level deck was changed to wrought iron (see rear elevation).
5. etached Garage
��� Fenestration on the garage door has changed.
Original double door has been changed to a single wood door.
The design of the first and second story addition, other than those changes listed above, remains unchanged.
Previously approved and proposed building elevations (date stamped March 14, 2007) are included for your
review.
Planning staff would note that because of the minor revisions, it was determined that the project could be
reviewed by the Commission as an FYI item. If the Commission feels there is a need for more study, tlus item
may be placed on an action calendar for a second review and/or public hearing with direction to the applicant.

I have included iive 8 by 10 photos that show some of the minor changes that were made
to our home at 110 Clarendon Road. The changes to the chimney detail, the open circle
above the side entrance and the back balcony were made simply because the framers
overlooked a few details. By the time I noticed, the stucco work was already finished.
1. The scrolled edges along the chimney and part of the second floor wall are hardly
visible from the front view as shown from the photo.
2. Having just one opened window over the front entrance makes that entrance the focal
point.
3. The short stucco wall outlining the deck was changed to wrought iron railing (which
was more costly) but gives it a more uniformed look.
In regards to the garage door, I made the decision of putting in one sectional garage door
(that looks like two separate garage doors) because it's safer parking without the post
divider.
These few details that were changed, in my opinion, do not compromise the architectural
design in any form or fashion. These changes have actually enhanced the look of the
Spanish sryle home.

I have found the e�rterior architectural characteristics of the main dwelling have been
fol�aw� with minar exceptions that do not affect the integrity of detailing_ The
following minar differences are noted:
Front Elevatio�n
• The second floor balcony has a straight top rail instead of the slightly curved
top rail as originally proposed_
• The trim board over the second €IoQr double Freneh doors �tas a slight eurve
instead of being straight
. Th�re is a slight variaiion in the balustrade ornamentation at the second floor
Rear Eievation
