The existing house is one-story and 1,921 SF (0.37 FAR). The project includes remodeling the interior of the first floor along with removing a small portion (24 SF) on the left side of the house and adding approximately 60 SF at the rear. The second story addition will be 889 SF and will add three bedrooms and two full bathrooms. The addition will increase the total floor area of the house to 2,741 SF (0.53 FAR), where 2,748 SF (0.53 FAR) is the maximum allowed. The existing attached one-car garage is non-conforming with a 19'6" depth. Because the number of bedrooms will be increasing from 3 to 4(study is counted as a bedroom for the parking calculation) the parking space dimensions for the one required covered space must meet current dimension requirements, 10' wide by 20' deep. As part of this proposal the applicant will be moving back the rear wall of the garage 6" to get enough length. The proposed garage change will meet the parking requirement for this four bedroom house. There were no questions of staff. 11. Chair Bojues opened the public comment. Randy Grange, Architect, 205 Park Road, was available for questions. Commissioners asked the applicant to think about the front door treatment, since the front door will no longer be in the center of the porch, can something be done to make more of an entry statement. There were no other comments from the floor and the public hearing was closed. C. Vistica made a motion to place this item on the consent calendar when the revisions to the plans regarding the front door have been made and plan checked. Commissioners noted that it is an excellent project, and will trust the architect's j udgement on what changes to make to the front entry. The motion was seconded by C. Keighran. Chair Bojues called for a vote on the motion to place this item on the consent action calendar when plans had been revised as directed and checked by the Planning Department. The motion passed on a voice vote 6- 0-1 (Cmsr. Keele absent). The Planning Commission's action is advisory and not appealable.
