HomeMy WebLinkAbout1704 Toledo Avenue - Resolution (2)RESOLUTION APPROVING CATEGORICAL EXEMP'rION, HILLSIDE AREA CONSTRUCTION PERMIT AND VARIANCES FOR LOT COVERAGE, FRONT AND SIDE SETBACKS AND PARKING RESOLVED, by the Planning Commission of the City of Burlingame that: WHEREAS, a categorical exemption has been proposed and application has been made for a hillside area construction �ermit and variances for lot coverage. front and side setbacks and narkin� for a first floor addition aualifying as new construction at 1704 Toledo Avenue, zoned R-1' APN: 025-082- 1LQ; Li Yin Liang, nronerty owner� WHEREAS, said matters were heard by the Planning Commission of the City of Burlingame on �e�tember 22, 1997 , at which time it reviewed and considered the staff report and all other written materials and testimony presented at said hearing; NOW, THEREFORE, it is RESOLVED and DETERMINED by this Planning Commission that: 1. On the basis of the Initial Study and the documents submitted and reviewed, and comments received and addressed by this commission, it is hereby found that there is no substantial evidence that the project set forth above will ha�e a significant effect on the environment, and Categorical Exemption, per Article 19. Section: 15303 - New Construction or Conversion of Small Structures Class 3(a+e), Single- family residences not in conjunction with the building of two or more such units. In urbanized areas, up to three single-family residences may be constructed or converted under this exemption. 2. Said hillside area construction permit and lot coverage, front and side setbacks and parking variances are approved, subject to the conditions set forth in Exhibit "A" attached hereto. Findings for such hillside area construction permit and lot coverage, front and side setbacks and parking variances are as set forth in the minutes and recording of said meeting. 3. It is further directed that a certified copy of this resolution be recorded in the official records of the County of San Mateo. CHAIRMAN I, 7erry L. Deal , Secretary of the Planning Commission of the City of Burlingame, do hereby certify that the foregoing resolution was introduced and adopted at a regular meeting of the Planning Commission held on the 22nd day of Sentember , 1997 , by the following vote: AYES: COMMISSIONERS: NOES: COMMISSIONERS: ABSENT: COMMISSIONERS: SECRETARY EXHIBIT "A" Conditions of approval for categorical exemption, hillside area construction permit and variances for lot coverage, front and side setbacks and parking 1704 TOLEDO AVENUE effective October 6, 1997 1. that the project shall be built as shown on the plans submitted to the Planning Department and date stamped August 26, 1997, Sheets A1, A2, A3, A4, AS and A6 with no changes to roof ridge height, footprint, window placement or building envelope without amendment to this action by the Planning Commission; 2. that the maximum elevation at the top of the roof ridge shall not exceed elevation 17'-0" as measured from the average elevation at the top of the curb along Toledo Avenue (99.75' ), and that the top of plate and final roof ridge shall be surveyed and approved by the City Engineer as the framing proceeds and prior to fmal framing and roofing inspections. Should any framing exceed the stated elevation at any point it shall be removed or adjusted so that the final height of the structure, with roof, shall not exceed the maximum height shown on the approved plans; 3. that the conditions of the Chief Building Official's September 2, 1997 memo shall be met; and 4, that this project shall meet all the requirements of the California Building and Fire Codes, 1995 Edition, as amended by the City of Burlingame.
