REQUEST FOR A HILLSIDE AREA CON5TRUCTION PERMIT
AND MINOR MODIFICATION FOR LOT COVERAGE
Dear Property Owner,
The Burlingame Planning Department has received an application for a Hillside Area Construction Permit
and a Minor Modification for Lot Coverage at the following address.

APPLICATION FOR A HILLSIDE AREA CONSTRUCTION PERMIT
AND A MINOR MODIFICATION FOR 40.8% LOT COVERAGE
(WHERE�40% �S THE MAXlA�.IJM ALLOWED) FOR A FIRST
' FLOOR ADDITION AT 1704 TOLEDO AVENUE, ZONED R-1.
Your property is located within 100 feet of this property. A hillside area construction permit and minor
modification have been requested to allow this addition based on Municipal Code Section 25.61 and 25.55.
Any noticed property owner may call this item up for additional review. If you would like to request that
this project be reviewed, which includes a public hearing, you should submit a written request to the
City Planner within seven days- of the postmark on this letter. Unless review of the application is
requested, the hillside area construction permit and minor modification shall be approved based on the
following findings:
that the additional lot coverage for the first floor addition will not have a detrimental impact
on the character of the adjacent properties;
2, that the placement of the proposed construction shall not have a substantial impact on the
views from the adjacent properties or on the character of the neighborhood; and
that the proposed addition meets all front, side and rear setback and height requirements and
will meet the requirements of the California Building and Fire Code, 1995 Edition as amended
by the City of Burlingame, and therefore will not be detrimental to public health, safety or
welfare.
A copy of the site plan, floor plans and building elevations are enclosed for your review. If you have any
questions regarding this proposal, the review process, or you would like to see the full size plans, please call
the Planning Department at 696-7250.
