Since there was no appeal to or suspension by the City Council, the March 8, 1999 Planning
Commission approval of your design review application became effectiv� Mairch 15, 1999. This
application was to a�low the replacement and expansion of a second story de�k attached to the
single-family residence at268� Summitt Drive, zoned R-1.
The March 8, 1999 minutes of the Planning"Commission state your application was approved with
the following conditions:
1. that the project shail be built as shown on the plans submitted to the Planning
Department date stamped January 5, 1999 Sheets A-1.1 through A-3.2;
2. that any changes from the: approved plans to the size or envelope of the second floor,
which would include adding or enlarging a doimer(s), changing the roof height or
pitch, or changing exterior materials and windows shall be subject to design review;
3. that the Chief Building Official's January $, 1999 memo shall be met; and
4. that the project shall meet all the requirements of the Califomia Building and Fire
Codes, 1995 edition, as amended by the City of Burlingame.
Reimbursement of the unspent portion of your design review deposit has been processed and will be
mailed to the property owner under separate cover.

All site improvements and construction work will require separate application to the Building
Department. This approval is valid for one-year during which time a building permit must be
issued. One extension of up to one year may be considered by the planning Commission if
application is made before the end of the �rst year.
The decision of the Council is a final administrative decision pursuant to Code of Civil Procedure
Section 1094.6. If you wish to challenge the decision in a court of competent jurisdiction, you must
do so within 90 days of the date of the decision unless a shorter time is required pursuant to state or
federal law.
