Summary: An application for Design Review and parking Variance for uncovered parking space length for a first and second story addition to a single family dwelling was originally approved by the Planning Commission on March 26, 2007 (March 26, 2007 P.C. Minutes attached). A building permit was issued on August 9, 2007, and construction is underway. The applicant noted that the existing wood burning fireplace chimney is in too poor condition to retain and therefore, they are proposing to replace it with a new gas fireplace with a shorter chimney. The new chimney will be made of the same materials as the original chimney (colored stucco over brick). The applicant submitted plans and a letter, dated November 28, 2007, describing this change. The design of the first and second story addition, other than the revision to the fireplace remains unchanged. A copy of the originally approved and proposed elevations (date stamped November 28, 2007) are included for your review. Planning staff would note that because of this minor revision, it was determined that the project could be reviewed by the Commission as an FYI item. If the Commission feels there is a need for more study, this item may be placed on an action calendar for a second review and/or public hearing with direction to the applicant. Revision 2 submittal — Revised Architectural Sheet A3.1 will have the Rev 2/ 11.23.07 date in the title block (half-size 11x17 format). The old A3.1 sheet (dated 07.20.07) is also being submitted for reference. Revisions are bubbled on this sheet to locate changes, Additional full-sized elevations (in 11x17 format) are also being submitted for a larger view of the changes to the elevations. These changes are being submitted by the Architect, per the request of the Owner, 4(11x17) sheets total + this cover letter are being submitted. Sheet A3.1 / Rev2: Elevations 1/A3.1, 2/A3.1, 3/A3.1, 4/A3.1 — note changes to elevations Note added to Sheet A3.1 / Rev2: Existing wood burning masonry fireplace chimney is in too poor condition to retain, Owner will remove and replace this fireplace with a 6000 Series `Heat & Glo' vertical venting gas fireplace - to be installed per manufacturer's installation instructions, and per CBC 3102 for this type of installation. GC is to use the existing concrete pad for the base of the new construction, tying in as required. The new chimney construction will be similar to the new wall construction with all required clearances from flue maintained. Gas discharge is to maintain a minimum 4' clearance from adjacent property line, min. 1' clearance from any building openings, and min. 24" clearance above roof surface. Enlarged Elevations 1/A3.1 and 4/A3.1 have been enlarged to full-size. These two elevations, front (south) antl side (west), show this change the best (11 x17 format). Please Note: This change is being directed by the need to construct a safe fireplace enclosure (chimney). This change will acfually make a more aesthetically pleasing (less high) chimney extension. The original extension/enclosure of the exisfing brick chimney may have required unsightly diagonal supports if the chimney would have gotten too high . This ends up being a better looking design solution, even though fhe Owner has to loose the wood-burning fireplace.
