Date: 05.07.02 l/L r Ma et Mo oe, City P1 er RESOLUTION APPROVING CATEGORICAL EXEMPTION, AND DESIGN REVIEW RESOLUTION 36-2002 RESOLVED, by the Planning Commission of the City of Burlingame that: WHEREAS, a categorical exemption has been proposed and application has been made for design review for a first and second story addition at 330 Clarendon Road, zoned R-1, Jeny and Jordana Peil, property owners, APN: 029-187-190; WHEREAS, said matters were heard by the Planning Commission of the City of Burlingame on April 22, 2002, at which time it reviewed and considered the staff report and all other written materials and testimony presented at said hearing; NOW, THEREFORE, it is RESOLVED and DETERMINED by this Planning Commission that: 1. On the basis of the Initial Study and the documents submitted and reviewed, and comments received and addressed by this commission, it is hereby found that there is no substantial evidence that the proj ect set forth above will have a significant effect on the environment, and categorical exemption, per CEQA Article 19. Categorically Exempt per Section: 15301 Class 1 - (e) additions to existing structures provided the addition will not result in an increase of more than 50% of the floor area of the structures before the addition. 2. Said design review is approved, subject to the conditions set forth in Exhibit "A" attached hereto. Findings for such design review are set forth in the minutes and recording of said meeting. 3. It i s further directed that a certified copy of this resolution be recorded in the official records of the County of San Mateo. e CHAIRMAN I, Joseph Bojues, Secretary of the Planning Commission of the City of Burlingame, do hereby certify that the foregoing resolution was introduced and adopted at a regular meeting of the Planning Commission held on the 22nd day of April, 2002, by the following vote: AYES: COMMISSIONERS: Auran, Bojues, Brownrigg, Keele, Keighran, Osterling and Vistica NOES: COMMISSIONERS: NONE ABSENT: COMMISSIONERS: NONE EXHIBIT "A" Conditions of approval for categorical exemption and design review. 330 Clarendon Road effective May 6, 2002 1. that the project shall be built as shown on the plans submitted to the Planning Department date stamped April 11, 2002 sheets Al through A7, site plan, floor plans and building elevations; the 2'6" x 2'6" master bathroom window on the left elevation shall have opaque glazing. 2. that the washer and dryer in the garage shall not extend into the required 10'x 20'covered parking space; that the conditions of the Recycling Specialist and City Engineer's memos dated March 11, 2002 shall be met; 4. that the project shall comply with the Construction and Demolition Debris Recycling Ordinance which requires affected demolition, new construction and alteration projects to submit a Waste Reduction Plan and meet recycling requirements; any partial or full demolition of a structure, interior or exterior, shall require a demolition permit; 5. that any increase to the habitable basement floor area and any changes to the size or envelope of the first or second floors, which would include expanding the footprint or floor area of the structure, replacing or relocating a window (s), adding a dormer (s) or changing the roof height or pitch, shall be subject to design review; 6. that the Building Department shall not schedule a final inspection for the project until the following landscaping is installed: four, 15-gallon pittosporum along the left side property line towards the rear; four, 15-gallon yew pine -espalier along the left side property line immediately adjacent to the house; three, 15-gallon yew pine -espalier along the right side property line just inside the side gate; and six, 15-gallon Carolina cherry laurel evergreen along the right side property line immediately adjacent to the proposed first and second story addition to screen the addition to the house; and 7. that the project shall meet all the requirements of the California Building and Fire Codes, 1998 edition, as amended by the City of Burlingame.
