Two Variances to allow a 640 SF bedroom/bath/office at 612 Lexington Way (APN 029-181-140), zoned R-1, by Ara Sarkisian and Sarkis & Anahid Sarkisian (applicants and property owners): A. to allow a 4' sideyard; 5' required for the second story. B. to allow one covered parking space; two spaces required. 2. Two Variances to add a 430 SF bedroom/bath at 1533 La Mesa Drive (APN 027-021-060), zoned R-1, by Mark and Cheryl Patterson (applicants and property owners): A. to allow a 5' sideyard (6' required at the second floor. B. to allow a stair to encroach into the required parking area. 3. Sign Exception to allow a 72 SF wall sign at 1608 Gilbreth Road which will exceed the number of signs permitted in the M-1 District (APN 026-310-590), by QRS Corporation for Southwest Auto Leasing (applicant) with King Cole Homes, Inc. (property owner) (continued from August 11, 1986). 4. Two Sign Exceptions to erect a sign at 101 California Drive which projects more than 4' over the property line into the right-of-way and which further exceeds the total amount and number of signs allowed in the Auto Row area (APN 029-232- 170), by West Coast Sign Co. (applicant) for Burlingame Ford, Inc. (property owner) (continued from August 11, 1986). 5. Special Permit to operate the Safeway store at 1450 Howard Avenue 24 hours a day (APN 029-201-190/200/270), zoned C-1, by Safeway Stores (applicant and property owner) (continued from August 11, 1986). Fence Exception to enclose 10 parking spaces at 1710 Gilbreth Road with an 8' fence and gates; 6' maximum allowed (APN 026-301-330), zoned M-1, by John Sutti & Associates (applicant) with Helen Dru Jack (property owner) (continued from August 11, 1986). 7. Amendment of the August, 1979 Special Permit for A Child's Way preschool at 801 Howard Avenue to extend the hours and area used and to add a daycare program (APN 029-271-200), zoned R-1, by Nanci Lawson (applicant) with Burlingame Elementary School District (property owner). 8. Three Special Permits to construct a garage at 1427 Carlos Avenue (APN 027-173-030), zoned R-1, by Ray and Joanne Christensen (applicants and property owners): A. 15'-6" plate line proposed, 10' maximum allowed. B. 15'-6" height proposed; 14' maximum allowed. C. 440 SF storage loft proposed; 175 SF allowed. 9. Variance from minimum 50' street frontage requirements for a lot subdivision at 2740 E1 Prado Road (APN 027-221-240), zoned R-1, by Ronald Mosel (applicant and property owner). 10. Master Sigii Program for the Crosby Commons retail complex at 1375 Burlingame Avenue (APN 029-202-010), zoned C-1, by James Kemp (architect and applicant) for Continental Savings (property owner). 11. Special Permit Amendment to allow an existing 1,536 SF building at 110 Lorton Avenue formerly used for a church - sponsored daycare operation to be used for church related activities (APN 029-231-170), zoned R-4, by Three Cities Assembly of God (applicant and property owner). VI. CONSENT ITEM 12. Request for one year extension of a Minor Modification granted on August 12, 1985 to Tim Eastman at 1905 Ray Drive to allow a 609 SF bedroom/bath addition. VII. ITEMS FOR STUDY 13. Three Special Permits and two Variances to legalize an existing spa room and detached garage at 1255 Bernal Avenue constructed by a previous owner without building permits (APN 026-173-280), zoned R-1, by Kay Bradley (applicant and property owner): A. garage is 2'-10" from the house; 4' required. B. garage is less than 12" from cottage; 4' required. C. garage exceeds 500 SF in area. D. garage is 2'-8" from side lot line; 5' required. E. spa room is 13'-6" from rear lot line; 15' required. Special Permit to allow a 56 SF bathroom to remain at 100 Costa Rica Avenue which was added without a building permit (APN 028-293-190), zoned R-1, by Cheryl Feldman (applicant and property owner). 15. Special Permit to allow a take-out food service and catering operation at 1109 Burlingame Avenue which is in Sub -Area A which is zoned C-1 (APN 029-211-010), by John Linderman (applicant) with Dorothy B. Hoag, et al (property owner). 16. Master Sign Program for the building at 1199 Broadway (APN 026-192-220), zoned C-1, by David Kimmel (applicant and leasing agent) with Garbis Bezdjian (property owner)., 17. Special Permit to allow an auto detailing service at 1362 North Carolan Avenue which is zoned M-1 to offer this service to the general public (APN 026-122-020), by Louis LaFlamme (applicant) with Dirk & Glynne :Reed and Donna & Leo Boger (property owners).
