APPROVAL OF AGENDA V. ITEMS FOR ACTION I. Review of the April 12, 1982 Special Permit for D&M Towing service at 1250 Rollins Road (APN 026-134-090), zoned M-1, by Marc Rochette of D&M Towing (continued from April 25, 1983). 2. Review of the July 19, 1982 Special Permit to allow semi-annual retail sales at 1745 Adrian Road (APN 025-169-190), zoned M-1, by Howard Moser of F.D.O. Inc. 3. Two Special Permits to construct a 115 room addition to the existing 152 room Ramada Inn at 1250 Bayshore Highway (APN 026-142-080), zoned C-4, by Robinson Mills & Williams (architect) for Ramada Inns, Inc. (applicant and property owner): A. 1.35 FAR is proposed; Special Permit required to exceed 1.0 FAR. B. Special Permit required to exceed six of the Design Guidelines: height (96'-3" proposed vs 50' permitted), lot coverage (34% proposed vs 25% maximum), front setback (68'-10" proposed vs 92' minimum), apparent width (84.9% proposed vs 40% maximum), and landscaping (40% - 74.3% proposed vs 80% minimum required in the front setback and 8.5% proposed vs 10% minimum required within the paved areas). 4. Variance to allow a 115 room addition to the existing 152 room Ramada Inn at 1250 Bayshore Highway, providing only 254 parking spaces rather than 267 as required (APN 026-142-080), zoned C-4, by Robinson Mills & Williams (architect) for Ramada Inns, Inc. (applicant and property owner). VI. ITEMS FOR STUDY 5. Request for amendment of the February 3, 1981 Condominium Permit to allow construction of an office condominium with 19 suites, rather than 15 suites, as originally approved (APN 029-151-100), zoned C-2, by Jerry Scattini, applicant for Lembi-Scattini-Baldwin (property owners); property at 345 Lorton Avenue. 6. Special Permit to construct a 2,450 SF convenience market which does not comply with the requirements of Code Sec. 25.36.036 (APN 026-192-220), zoned C-1, by The Southland Corporation (applicants) for Garbis & Maida Bezdjian (property owners); property at 1199 Broadway. -2- 7. Two Special Permits to allow a 27,600 SF four story office building at 1555 Bayshore Highway (APN 026-321-370), zoned M-1, by Paul Gumbinger (architect) and George Corey (attorney) for CIF Corporation (applicant and property owner): A. To exceed 35'-0" height (70'-6" is proposed). B. To allow an office building in the M-1 District. 8. Two Variances to allow a 27,600 SF four story office building at 1555 Bayshore Highway (APN 026-321-370), zoned M-1, by Paul Gumbinger (architect) and George Corey (attorney) for CIF Corporation (applicant and property owner): A. To allow a 23'-0" back-up aisle for a portion of the required parking stalls (24'-0" is required). B. To allow 89 parking spaces (92 are required). 9. Negative Declaration, ND-341P, CIF Office Building, 1555 Bayshore Highway. 10. Four Permits to allow construction of a four unit condominium at 1114 Paloma Avenue (APN 026-193-160), zoned R-3, by Phillip Dixon (architect) for Paloma Associates (applicant) with Wells Fargo Bank Trust Department (property administrator): A. Condominium Permit to allow four condominium units. B. Special Permit to allow 37'-0" height (35' maximum permitted). C. Variance to allow a parking stall in the rear yard area which requires a standard sized car more than five maneuvers to exit. D. Variance to allow 27 linear feet of the turning aisle behind the stall in the rear yard area to be only 24' wide rather than -28' as required. 11. Tentative Parcel Map for construction of a four unit condominium at 1114 Paloma Avenue (Lot 17, Block 3, Easton Addition) (APN 026-193-160), zoned R-3, by Brian-Kangas-Foulk & Associates (engineer) for Paloma Associates (applicant) with Wells Fargo Bank (property administrator).
