ITEMS FOR ACTION 1. Variance to allow a bedroom -bath addition to the home at 1108 Dufferin Avenue that does not meet minimum sideyard or off-street parking requirements (APN 025-231-030), zoned R-1, by Mario Knapic (applicant and property owner). 2. Variance to allow an addition to an existing home at 835 Laurel Avenue that does not maintain the minimum sideyard requirements (APN 029-032-050), zoned R-1, by Phil Dixon (architect) for Judd Hanna (applicant and owner). 3. Sign Exception to erect a 24 SF wall sign at 895 Stanton Road which will cause total signage to exceed the 275 SF maximum allowed for all signs on the site (APN 026-310-280), zoned M-1, by Dennis King (applicant) for Bud's Ice Cream of San Francisco (property owner). 4. Condominium Permit for a 12 unit project at 518-524 Primrose Road (APN 029- 132-010/250), zoned R-3, by Joe Diodati (applicant and owner). 5. Tentative Condominium Map and Final Parcel Map for a 12 unit condominium at 518-524 Primrose Road, by Martin M. Ron Associates (surveyor) for Diodati Construction (owner). 6. Five Variances to construct a 5 unit condominium at 701 Fairfield Road (APN 029-041-120), zoned R-3, by Som & Associates (architect) for Wing L. Moy (property owner and applicant): (A) A 0'-6" side yard is proposed; 7'-0" is required. (B) An 8'-6" minimum side setback is required; 7'-6" is maintained at grade level, the upper levels extend to within 3'-6" of the property line. (C) 10' x 20' parking stalls are required (confined stalls); stalls range from 8'-8" x 17' to 9'-6" x 22'. (D) A 24' minimum back-up aisle is required; aisles range from 8'-6" to 22'-6" from property line. (E) Two to four vehicles will back out onto Fairfield rather than moving in a front first manner as required. 6a. Fence Exception. -2- 7. Special Permit to allow an office use in conjunction with a meeting hall and classrooms in the M-1 District on the northwest corner of Rollins and David Road (APN 025-272-150), by Wayne Holland (architect) for Sprinkler Fitters Local 483 (property owners). 10. Special Permit to allow a retail/service use in a 2,600 SF portion of a building that is in Sub -Area 'D' of the Downtown Parking District; building at 212 California Drive (APN 029-213-030), zoned C-1, by William J. Masterson (applicant). 11. Special Permit to allow classes to be conducted after regular working hours in a building at 329 Primrose Road which is in Sub -Area 'A' of the Downtown Parking District (APN 029-122-150), zoned C-1, by Dianne Sanlorenzo (applicant). VII. CITY PLANNER REPORT - Review of May 3 and 5 Council meetings. - Discussion of off-street parking in secured garages. - Findings for Fence and Sign Exceptions. VIII. ADJOURNMENT 5/ 3/ 82
