18. Three Variances to convert an existing warehouse at 1070

A. 89% lot coverage proposed; 70% maximum allowed.
B. existing 0' front setback extended; 15' minimum
required.
C. 176 SF of on -site landscaping provided; 3,270 SF
required.
19. Three Special Permits to convert an existing warehouse at
1070 Broadway to an auto sales center (APN 026-131-150),
zoned M-1, by Joe Harvey of Nicolaides and Son, Inc. for
Michael R. Harvey (applicant and property owner):
A. to allow an auto sales use in the M-1 District.
B. to allow construction which exceeds 35' in height.
C. to allow office area to exceed 20% of the gross floor
area.
