2. Special Permit for use of a 1,185±SF tenant space for
the operation of a flower shop at 1199 Broadway (APN
026-192-220), zoned C-1, by Vladimir Sommer (applicant)
and Garbis Bezdjian (property owner).
3. Negative Declaration, Special Permit and Parking
Variance for church services and other religious
activities at 1157 California Drive (APN 026-191-300),
zoned C-2, by Richard Fernandez (applicant) and Dillon

4. Negative Declaration and Special Permit for a retail

8. Three Special Permits for an accessory structure to be
used for storage purposes at 824 Alpine Avenue (APN
029-026-210), zoned R-1, by Tony DeAngelis (applicant
and property owner).
9. Two Variances to the declining height envelope for side
setback and dormer area outside the envelope at 132
Bloomfield Road (APN 029-273-250), zoned R-1, by Ron

10. Parking Variance in order to convert the rear 171-6" of
