1. Request for a determination on City Planner's
interpretation of Code Sec. 25.42.030-h regarding
restaurants in the M-1 zoning district.
VI. ACTION ITEMS
2. Special Permit for use of an existing accessory
structure attached to the rear of the garage as an
office for a home occupation at 409 Howard Avenue
(APN 029-281-040)1 zoned R-1, by Kevin Morgenstern
(applicant and property owner).
3. Two Variances and a Special Permit for construction
of an extension to the existing detached garage which
will exceed permitted size as well as encroach into
required side and rear yards at 14 Bloomfield Road
(APN 029-293-210), zoned R-1, by Edwin Elwell
(applicant) and John and Carol Benedetti (property
owners).
4. Parking Variance to replace an existing one car
garage with a new one car garage where the code
requires two covered parking spaces for the existing
three bedroom house; Special Permit for a greenhouse
addition to the rear of the garage and a Fence
Exception for replacement of an existing 8' high
fence at 1123 Cambridge Road (APN 025-253-070), zoned
R-1, by Nick and Marina Devoulin (applicants and
property owners).
5. Six Special Permits for construction of a 288 SF
patio shelter/storage shed above the existing garage
requiring permits for: number- of accessory
structures, square footage of accessory structures,
plate line height and roof height of proposed
accessory structure and amount of storage in
structure as well as proposed use as patio shelter,
at 2701 Hillside Drive (APN 027-194-010), zoned R-1,

by Gerald and Geraldine Leri (applicants and property
owners).
6. Tentative Parcel Map to divide the existing 21,390 SF
lot into two lots, one 10,680 SF and the other 10,710
SF, at 125 Pepper Avenue (APN 028-274-030), zoned R-
1, by Shawn McCallion (applicant) and Dennis
O'Reardon (property owner).
7. Special Permits for two satellite dishes at the
Crowne Plaza Hotel, 600 Airport Boulevard (APN 026-
363-490), zoned C-4, by Edward Gee (applicant) and
Harbor View Investment, Inc. (propertyy owner).
8. Negative Declaration, three Variances and five
Special Permits for construction of a 14 story, 146
room addition (ground floor restaurant, second floor
ballroom, third floor exercise room/spa and 11 floors
of hotel rooms above) to the rear of the existing
Crowne Plaza Hotel in addition to a freestanding
parking structure, at 600 Airport Boulevard (APN 026-
363-490), zoned C-4, by Edward Gee and Associates
(applicant) and HVHI-Anza Joint Venture (property
owner):
A. Variance for FAR in excess of 2.0 (2.05
proposed)
B. Variance for parking, 629 spaces provided where
662 are required
C. Variance for 10' side setback (6' proposed)
D. Special Permit to exceed 65' in height (144'-0"
proposed)
E. Special Permit to exceed 25% lot coverage (43%
proposed)
F. Special Permit for providing less than 10%
landscaping of paved surface areas (0% provided)
G. Special Permit for landscaping :Less than 15% of
the site area outside of the 100' shoreline band
(14.4% proposed)
H. Special Permit for view corridor obstruction of
more than 40% of the frontage (67% proposed)

9. Condominium Permit and Variance for construction of a
6-unit residential condominium and to allow a third
floor exit balcony to extend 21-6" into the required
side yard area at 113 Anita Road (APN 029-235-130),
zoned R-3, by Vincent Lee (applicant and property
owner).
10. Parking Variance for removal of two parking spaces
for the location of five igloo storage containers and
one manned kiosk for the collection of recyclable
materials at 1825 E1 Camino Real (APN 025-122-130),
zoned C-1, by 20/20 Recycle Centers (applicant) and
Frank & Lena Venturelli (property owners).
11. Special Permit for an existing liquor store to
install a refrigerated deli case and counter for the
sale of take-out food consisting of made to order
sandwiches at 224 Primrose Road (APN 029-203-090),
zoned C-1, by William Armanino (applicant) and Frank
Duffield (property owner).
12. Negative Declaration and Special Permit for use of
the existing school facilities for educational and
religious purposes at 2220 Summit Drive (APN 027-271-
090), zoned R-1, by Shinnyo-En, California
(applicant) and Burlingame Elementary School District
(property owner).
