HomeMy WebLinkAboutReso - CC - 113-1987RESOLUTION NO. 113-87 RESOLUTION APPROVING Condominium Permit RESOLVED by the CITY COUNCIL of the City of Burlingame condominium WHEREAS, application has been made for a permit 4 unit warehouse/office buildina at 1731 Adrian Road (APN 025-261-010 and WHEREAS, the Planning Commission held a public hearing on said application on September 28 ,1987 , at which time said application was approved; WHEREAS, this matter was appealed to Council and a hearing thereon held on October 19 ,1987 NOW, THEREFORE, it is hereby RESOLVED and DETERMINED by condominium this Council that said Uermit is approved, subject to the conditions set forth in Exhibit "A" attached hereto. It is further directed that a certifed copy of this ion be recorded in the official records of the County of San Mateo. I, JUDITH A. MALFATTI, City Clerk of the City of Burlingame do hereby certify that the foregoing resolution was introduced at a regular meeting of the City Council held on the 19th day of October ,1987 , and adopted thereafter by lithe following vote: I'. (i AYES: COUNCILMEN: AMSTRUP, BARTON, LEMBI, MANGINI, PAGLIARO NOES: COUNCILMEN: NONE QABSENT: COUNCILMEN: NONE _ PAGE 1 of 4 EXHIBIT "A" 1731 ADRIAN ROAD, EXHIBIT A 1. that the conditions of the Chief Building Inspector's September 21, 1987 memo, items 1 and 3, that the City Engineer's September 22, 1987 memo and the Fire Marshal's August 26, 1987 memo, iten 1, shall be met; 2. that the CC&R's shall limit use in the building to those which do not require H occupancy under the uniform fire code and uniform building code as amended by the City of Burlingame; 3. that while office use of the 14 units shall be limited to 14 percent of the total, no single unit shall have more than 20 percent office space and the allocation of office space by unit shall be shown on the final parcel map as well as in a disclosure table included in the CC&R's so each owner knows everyone's office allocation and finally these documents shall be submitted to the Planning Department; 4. that the developer shall prepare and have approved prior to receiving a final inspection a sign permit for a master signage program on this site and that the standards of this program shall be included in the CC&R's for all of the properties on the original site; 5. that the project shall be built according to the plan submitted to the Planning Department and date stamped August 18, 1987 with changes as required by condition number 1 and construction as described in the architects letter of August 27, 1987, including that the mezzanine areas are designated solely for light storage, shall be open to the warehouse area below and shall be protected by a 42 inch high railing and accessed only from the warehouse area below; 6. that a temporary Certificate of Occupancy be required prior to close of escrow on each unit; and 7. that H occupancies as defined in the Uniform Fire and Uniform Building Codes as amended by the City of Burlingame shall not be allowed on this property and shall be prohibited in the CC&R document. Re: Condominium Permit - 1731 Adrian Road PAGE 3 of 4 EXHIBIT "A" 1731 ADRIAN ROAD Mr. Kent has only partially responded to my memo of August 25 and still have the following conditions and recommendations that should be placed on the condominium permit: - -- 1. That uses shall be limited on the map and permit.to warehouse/ office, 14% limit on office as shown on approved plans and al- lowed by on-site parking. 2. Separate water shut offs shall be provided for each unit to Cfl to avoid the problem of shutting off all for a repair on one unit. ClT 3. Unless the Commission decides otherwise, staff recommends that W parking spaces be assigned on the map by unit (one space min- C imum per unit) and that guest parking be also designated (Commission to determine number of guest spaces.) 4. That all curb, gutter and sidewalk shall be replaced by applicant. 5. That the failed pavement areas fronting this site be dug out and replaced by the applicant at the same thickness asphalt as approved by the City Engineer. p L Frank C. Erbacher mg PAGE 4 of 4 EXHIBIT "A" 1731 ADRIAN ROAD The Fire Marshal has the following requirements for 1731 Adrian Road: 1. Building address shall be provided as detailed in plans submitted. In addition, each individual unit shall be identified separately by number or letter in a permanent manner on both front and rear doors.
