RESOLUTION APPROVING TENTATIVE PARCEL MAP
2807 Hillside Drive
RESOLVED, by the City Council of the City of
Burlingame that:
WHEREAS, application was made to the Planning
Commission of the City of Burlingame for a parcel map for
that property known as 2807 Hillside Drive; and
WHEREAS, said application was heard by the
Planning Commission of the City of Burlingame on September
24, 1990, said hearing being properly noticed as required by
law; and
WHEREAS, the Planning Commission recommended
denial of said application, and a public hearing regarding
said application was scheduled and held by the City Council
on October 15, 1990:
NOW, THEREFORE, IT IS ORDERED AND DETERMINED by
the City Council of the City of Burlingame:
1. That said tentative parcel map for the
division of that property known as 2807 Hillside Drive (APN
027-104-010), dated 1990, is hereby approved, subject to
the conditions attached hereto as Exhibit "A".
2. That this Council finds that the pattern and
size of the proposed lots is compatible with the pattern of
existing lots in the neighborhood and that the proposed
development is consistent with the neral Plan

1. No sidewalk or parking bays shall be installed on
Hillside Circle.
2. The developer shall investigate the alternative
of a single shared driveway access from Hillside
Circle for parcels two and three including
appropriate cross easements for shared access.
The design and implementation of such a driveway
must be approved by the City Engineer as meeting
City standards and minimizing removal of existing
vegetation if a single driveway is not installed
the driveway widths in the public right-of-way
shall be limited to 16 feet for Parcel 2, and
12 feet for Parcel 3. The maximum driveway width
on site shall be 20 feet and shall be 20 feet
minimum from the front of the garage in length
for these two parcels as necessary to meet zoning
requirements.
3. No driveway access onto Hillside Circle will
be allowed from Parcel 1.
4. All Screening shrubs to 15 feet minimum clear of
the curb on Hillside Circle shall be preserved.
The areas of shrub preservation shall be
determined by the Park Director with driveway
exiting visibility as determined by the City
Engineer. Said preservation area shall be
designated on the map.
5. The applicant shall replace any trees 6" in
diameter or larger that need to be removed with
similar size trees; those in the public right -
off -way shall be replaced as required by the
City and with the same species now existing.
6. The applicant's soil engineer/civil engineer
shall review the slope stability of Parcel 3
and its retaining structure If any removal,
replacement or repair is necessary to retain
the slope and trees on Parcel 3, the work
shall be done by the applicant to an archi-
tecturally pleasing standard approved by
the City Engineer using the same facing
material as is now in the wall; this work shall
be included in the subdivision agreement.
The Final Map shall not be filed until the
review is complete and estimates of any
costs are presented.
7. The owner of Parcel 3 shall be conditioned
upon the map to maintain any existing or new
retaining structure on Summit Drive frontage
necessary to support that parcel whether
it be in public or private property.
8. Replace existing asphalt sidewalk on Hillside
Drive with concrete sidewalk and remove two
(2) small cypress trees and other bushes at the
corner to improve sight distances per code
requirements for 3' maximum height at corners.
9. The conditions of the Park Director's memo
of September 5, 1990 shall be met and all
recommendations shall be incorporated into
final improvement plans and performed by
the applicant.
10. "No Parking At Any Time" signs shall be
posted by the applicant along the west
side of Hillside Circle upon Council
adoption of such a parking restriction.
11. All curb and gutter fronting these sites
shall be removed and replaced.
12. The existing power pole or the proposed
driveway at northwest corner of Parcel 1
shall be relocated so that they are clear
of one another. _
13. All utilities to these sites shall be installed
underground.
14. The applicant shall pay for the repair of any
damaged pavement and the slurry sealing of the
total width of Hillside Circle and Summit Drives
fronting these sites.
15. A subdivider's improvement agreement including
complete plans and bonds approved by the City
shall be provided by the subdivider prior to
the recordation of any map. All improvements
shall be made within two (2) years of map
recordation or the completion of any new houses
on these parcels, whichever is earliest.
16. The Final Map shall not be recorded until such
time as all existing structures are removed from
this site or until the applicant receives all the
required approvals necessary and constructs any
on-site improvements needed to meet all zoning
requirements.
17. The Final Map shall not be forwarded to Council
until improvement plans have been accepted by the
City Engineer and a sub -division agreement has
been executed by the applicant.

was introduced at a regular meeting of the City Council held
on the 5th day of November 11990, and was
adopted thereafter by the following vote:
