HomeMy WebLinkAboutReso - CC - 013-1993RESOLUTION NO. 13-93 RESOLUTION APPROVING PARCEL MAP SUBJECT TO CONDITIONS 729 LINDEN AVENUE RESOLVED, by the City Council of the City of Burlingame that: WHEREAS, application was made to the Planning Commission of the City of Burlingame for a parcel map for that property known as 729 Linden Ave.; and WHEREAS, said application was heard by the Planning Commission of the City of Burlingame on February 8, 1993, said hearing being properly noticed as required by law; and WHEREAS, the Planning Commission held a public hearing and recommended approval of said application. NOW, THEREFORE, IT IS ORDERED AND DETERMINED by the City Council of the City of Burlingame: 1. That said tentative and final parcel map for the division of that property known as 729 Linden Avenue. (APN 029- 055-060), dated December 24, 1992, is hereby approved, subject to the conditions attached hereto as Exhibit "A". 2. That this Council finds that the pattern and size of the proposed lots is compatible with the pattern of existing lots in the neighborhood and that the proposed development is consistent with the General Plan. MALFATTI, City Clerk of the City of Burlingame, do hereby certify that the foregoing resolution was introduced at a regular meeting of the City Council held on the 17th day of February 199b3 and was adopted thereafter by the following vote: AYES: COUNCILMEMBERS: HARRISON, KNIGHT, LEMBI, O'MAHONY, PAGLIARO NOES; COUNCILMEMBERS: NONE ABSENT; COUNCILMEMBERS: NONE U CITY CLERK v EXHIBIT "A" 1. That the lot widths and frontages shall be adjusted for Parcels 5A and 5B so that their common line is four feet (4') from the existing house on Parcel 5A and parallel to the other side lines. Both lots shall be required to have 4' setbacks. 2. That this map shall be considered as both a tentative and final parcel map to expedite processing. 3. That a subdivider's agreement with bonding shall be approved before map recordation if any of the improvements indicated in these approvals are not met prior to map recordation. 4. That a no -vehicular access to Carolan Avenue restriction shall be placed on the final map to insure that Linden Avenue is always the vehicular access. 5. That the existing sewer lateral shall be tested and repaired or replaced if needed. 6. That the existing garage crossing the new lot line shall be removed prior to map recordation. A replacement garage for the existing house on Lot 5A shall be constructed prior to recordation of this map. If the existing garage is relocated a use permit is required. 7. That all conditions of the attached Planning memo dated January 15, 1993 shall be met. 8. That all existing utilities for the existing structure shall be relocated onto Parcel 5A and shall be installed under- ground. 9. That all new curb, gutter and sidewalk shall be constructed fronting these two lots on both street frontages unless approved otherwise by the City Engineer.
