Section 3. Urgency. It is hereby declared that this ordinance
is an ordinance for the immediate preservation of the public peace, safety,
health and welfare, and is an emergency measure as provided by law, and
shall take effect upon its adoption.
The facts consituting such urgency are as follow:
Many of the remaining buildable lots in Burlingame and many
lots with older homes likely to be demolished are on large sites which need
to be limited in development. Such limits are necessary to preserve the
existing lot patterns for uniform development and because the existing
infrastructure was installed for the existing densities. Additionally,
the pattern of division could lead to lots with inadequate frontages,
odd shapes, steep driveways, limited developable areas due to slope, and
difficult to serve by emergency vehicles because of restricted access.
It is therefore necessary to adopt this ordinance so that development of
such lots will be controlled by establishment of minimum widths and
building setbacks for the health, safety and welfare of the residents
of Burlingame.
Section 4. This ordinance shall be,pub hed as,: re
law.
I, JUDITH A. MALFATTI, City Clerk of the City of Burlingame,
