Findings for such Commerclal Design Review and Variance areset forth in the staff report, minutes, and recording of said meeting. g?s_EowARp 4yE - REso 2o24-{'5.13-ecAYES: gg!!4 oro, xonat,IowExrxaL PFAFF, SCHTID, TSEI{OES: NOi{E ABSENT SHORES RECUSED; NONE EXHIBIT "A" Conditions of Approval for Categorical Exemption, Commercial Design Review, and Front Setback Variance 925 Howard Avenue Effective May 23, 2024 Page 1 that the pro]ect shall be built as shown on the plans submitted to the Planning Division date stamped Aptil 19,2024, sheets A0.00 through 44.02; that any changes to the size or envelope of the building, which worlld include changing or adding exterior walls or parapet walls, shall require an amendment to this permit; that any changes to building materials, exterior finishes, windows, architectural features, roof height or pitch, and amount or type of hardscape materials shall be subject to Planning Divisron or Planntng Commission review (FYl or amendment to be determined by Planning staff) i that prior to issuance of a building permit for the project, the applicant shall pay in full the Public Facilities lmpact Fee (final fee amount to be calculated based on the fee schedule in effect at the time the building permit is issued), made payable to the City of Burlingame and submitted to the Planning Division: that demolition or removal of the existing structures and any grading or earth moving on the site shall not occur until a building permit has been issued and such site work shall be required to comply with all the regulations of the Bay Area Air Quality Management District; that prior to issuance of a building permit for construction of the project, the project construction plans shall be modified to include a cover sheet listing all conditions of approval adopted by the Planning Commission, or City Council on appeal; which shall remain a part of all sets of approved plans throughout the construction process. Compliance with all conditions of approval is required; the conditions of approval shall not be modified or changed without the approval of the Planning Commission, or Clty Council on appeal; that the applicant shall comply with Ordinance 1503, the City of Burlingame Storm Water Management and Discharge Control Ordinance; that the project shall meet all the requirements of the California Building and Uniform Fire Codes, in effect at the time of building permit submittal, as amended by the City of Burlingame: and 10 that prior to final inspection, Planning Division staff will inspect and note compliance of the architectural details (trim materials, window type, etc.) to verify that the project has been built according to the approved Planning and Building plans.
