Now, THEREFoRE, it is RESoLVED and DETERMTNED by this ptanning commission that:

On the basis of the lnitial Study and the documents submitted and reviewed, and commentsreceived and addressed by this Commission, it is hereby found that there is no substantialevidence that the project set forth above will have a significant effect on the environment, andcategorical exemption, per cEeA section 15301 - rxiiting facilities, class 1(a) of the cEeAGuidelines' which states that interior or exteribr alterations involving sucn ttrings as interiorpartitions, plumbing, and electrical conveyances are exempt from EnvironmenLl review, ishereby approved.

that the pro]ect shall be built as shown on the plans submitted to the Planning Division date
stamped Aptil 19,2024, sheets A0.00 through 44.02;
that any changes to the size or envelope of the building, which worlld include changing or
adding exterior walls or parapet walls, shall require an amendment to this permit;
that any changes to building materials, exterior finishes, windows, architectural features, roof
height or pitch, and amount or type of hardscape materials shall be subject to Planning
Divisron or Planntng Commission review (FYl or amendment to be determined by Planning
staff) i
that prior to issuance of a building permit for the project, the applicant shall pay in full the
Public Facilities lmpact Fee (final fee amount to be calculated based on the fee schedule in
effect at the time the building permit is issued), made payable to the City of Burlingame and
submitted to the Planning Division:
that demolition or removal of the existing structures and any grading or earth moving on the
site shall not occur until a building permit has been issued and such site work shall be
required to comply with all the regulations of the Bay Area Air Quality Management District;
that prior to issuance of a building permit for construction of the project, the project
construction plans shall be modified to include a cover sheet listing all conditions of approval
adopted by the Planning Commission, or City Council on appeal; which shall remain a part of
all sets of approved plans throughout the construction process. Compliance with all
conditions of approval is required; the conditions of approval shall not be modified or changed
without the approval of the Planning Commission, or Clty Council on appeal;
that the applicant shall comply with Ordinance 1503, the City of Burlingame Storm Water
Management and Discharge Control Ordinance;
that the project shall meet all the requirements of the California Building and Uniform Fire
Codes, in effect at the time of building permit submittal, as amended by the City of
Burlingame: and
10 that prior to final inspection, Planning Division staff will inspect and note compliance of the
architectural details (trim materials, window type, etc.) to verify that the project has been built
according to the approved Planning and Building plans.

GENERAL NOTES
1. ALL CONSTRUCTION AND INSTALLATION SHALL CONFORM TO THE FOLLOWING CODES: 2022
CALIFORNIA BUILDING, RESIDENTIAL, PLUMBING, MECHANICAL, ELECTRICAL CODE, STATE
ENERGY STANDARDS, AND ANY OTHER GOVERNING CODES AND ORDINANCES.
2. IN THE EVENT OF CONFLICT, THE MOST STRINGENT REQUIREMENTS SHALL APPLY. THE
CONTRACTOR SHALL REVIEW AND VERIFY ALL DIMENSIONS OF BUILDING AND SITE AND NOTIFY
THE ARCHITECT OF ANY DISCREPANCIES BEFORE PROCEEDING WITH CONSTRUCTION.
3. THE GENERAL CONTRACTOR SHALL VERIFY AND ASSUME RESPONSIBILITY FOR ALL
DIMENSIONS AND SITE CONDITIONS. THE GENERAL CONTRACTOR SHALL INSPECT THE EXISTING
PREMISES AND TAKE NOTE OF EXISTING CONDITIONS PRIOR TO SUBMITTING PRICES. NO CLAIM

PROTECTION. THIS INCLUDES REVIEWING REQUIREMENTS OF INDIVIDUAL SYSTEMS BEFORE
ORDERING AND INSTALLATION OF ANY WORK. VERIFY ALL ARCHITECTURAL DETAILS AND ALL
FINISH CONDITIONS (WHETHER DEPICTED IN DRAWINGS OR NOT) WITH SAME DISCIPLINES.
5. ANY ERRORS, OMISSIONS, OR CONFLICTS FOUND IN THE VARIOUS PARTS OF THE
CONSTRUCTION DOCUMENTS SHALL BE BROUGHT TO THE ATTENTION OF THE ARCHITECT AND
THE OWNER BEFORE PROCEEDING WITH THE WORK.

B. IN CONCEALED INTERCONNECTIONS SUCH AS SOFFITS, DROP CEILINGS, COVE CEILINGS.
C. IN CONCEALED SPACES BETWEEN STAIR STRINGERS AT THE TOP AND BOTTOM OF THE
RUN.
D. IN OPENINGS AROUND VENTS, PIPES, DUCTS, CABLES, AND WIRES AT CEILING & FLR. LEVEL
W/ AN APPROVED MATERIAL TO RESIST THE FREE PASSAGE OF FLAME & PRODUCTS OF

16. PROVIDE DRAFT-STOPPING @ ALL CONCEALED DRAFT OPENINGS (VERTICAL & HORIZONTAL).
AS PER 2016 CBC 717.3-4 & R302.11. DRAFT-STOPS SHALL BE INSTALLED SO THE CONCEALED
SPACE DOES NOT EXCEED 1,000 SQ. FT. AND IS BELOW, DRAFT-STOPPING SHOULD BE
PROVIDED IN THE FOLLOWING CIRCUMSTANCES:

18. ALL EARTHWORK AND SITE DRAINAGE INCLUDING BASEMENT AND PIER EXCAVATION,
PREPARATION OF THE SUBGRADE BENEATH HARDSCAPE, PLACEMENT AND COMPACTION OF
ENGINEERED FILL BENEATH HARDSCAPE, BASEMENT RETAINING WALL BACKFILL, AND FINAL
