The monthly study meeting of the Burlingame Planning Commission was
called to order on the above date at 8:00 p.m., Chairman Mink presiding.
ROLL CALL
A roll call recorded the above -eased members present, Commissioner
Taylor was excused.
APPLICATIONS
1. RESUBDIVISION LOT 1, BLOCK 38. MILLS ESTATE NO. 13.
A parcel map prepared by Wilsey € Ham proposed to establish new lot
lines for the purpose of dividing the above -described property into
four lots, the three new lots to have frontage on Frontera Way.
The property is -owned by The Protestant Episcopal Bishop of California,
a Corporation Soles and representatives of the owner informed the Com.-
mission that plains for adding a school have been abandoned; consequently,,
the Church owns more land than, it can use. The purpose of the resub-
division is to divide off and sell the excess frontage on Frontera Way,
leaving adequate area for the existing building, including paved off
street parking.
The City Engineer mentioned that it will be the owner's responsibility
to install water services and sewer laterals for the now lots.
The map was scheduled for public hearing at the meeting on June 2401968.
2. SPECIAL PERMIT AUTO REPAIR SHOP, 1222 ROLLINS ROAD.
An application filed by Roy P. Soto dba Hanson's Auto Repair, 11.39 Bay -
shore Boulevard, requested approval of a special use permit to relocate
the business to an existing concrete block building on a portion of the
[lore property northerly of Broadway, identified as 1222 Roilins Road.
The applicant's letter dated May 29, 19680 stated that the business
has been in the present location for 6-1/2 years; however, the build-
ing is to be razed and the property improved for other purposes.
The City Planner mentioned that the proposed site is a large parcel
of unsubdivided acreage, rented to a number of tenants; there is little
or no effort spade at maintenance, and the city's attempts to have the
--area kept reasonably clean have been unsuccessful.
The City Planner stated that the site presently occupied by Mr. Soto
is equally untidy,
Mr. Soto explained that the present Quarters are quite limited as to
building and parking space; at the proposed location, there will be
considerably more corking area indoors, and increased parking. He
advised that he no longer operates a towing service and that there will
probably be fearer large trucks serviced as a former customer has left
the area.
The application was scheduled for public hearing on dune 24, 1968.
3. SPECIAL PERMIT OFFICE BUILDING, 1330 BAYSHORE HIGHWAY.
An application for special permit filed by Goodwin Bo Steinberg,
Architect, proposed construction of an office building to serve_- as
national headquarters for Hyatt Corporation of America at a location
on Bayshore Highway adjacent to and northerly of existing restaurant,
theater and office buildings.
A site plan and "Project Statement" accompanied the application.
The Commissions was advised that the proposed site is on the same
property as the restaurant/office building, is owned by Anna Pacific
Corporation, and presently used as a parking lot.
In response to Commissioner Kindig's inquiry concerning a resubdivision
map, the City Planner stated that access is over an adjoining lot; he
pointed out that the site plan: indicates that the parking will be
realigned but nothing to suggest that the buildings will be separated
by fences. He stated that there is sufficient parking on the property
for the proposed building and those existing.
Mr. Cyrus J. McMillan, attorney for the land owney's s advised that the
lease provides for permanent access and parking.
The application was scheduled for -publi.c hearing at the regular meeting

4. SPECIAL PERMIT OFFICE BU1LDINGa 1550 ROLLOT R1 AD.
-- Herbert W. Humber � Associates, 2135 EdgecouK t Drive,, Hillsborough,
filed an application for a special use permit pertaining to Lots 32

33, and 34, Block 9, Millsdale Industrial Parka Unit No. S.
A letter accompanying the application from Carl. A. Holvick & Company,
Building Construction, Palo Alto, advised that the owner desires to
construct a building "shell" and to develop rental units as tenants
become available The communication stated that present plans are:
to combine office and warehousing uses but that actual development
will depend upon "the tenant market and the nature of his business."
A map of the area, a site plan and a floor plan were filed.
`the applicant's representatives discussed the drawings, advising that
the proposal is to develop the three lots as a single property -with
a one-story building designed for office purposes. t
During a discussion concerning the parking, the Commission was
advised that a total of 39 spaces is proposed, based on office use
primarily ---the legal requirement is 36 spaces; if warehousing predcmi-
nates, not as many spaces are required or needed.

S. SPECIAL PERMIT NURSING AND C014VALESCENT HOME.
An application filed by Proud Homes,, Inc.,, c/o Cyrus J. McMi I Ian,
Burlingame, proposed construction of a nursing and convalescent home
on vacant land at the northwesterly corner of California and Trousdale
Drives o Lot S, Block 1, gills Estate Subdivision No. 1.
. , accompanying statement filed by the applicant advised that they lot
is approximately 175 feet along California Drive and 176 feet on
Trousdale Drive, classified C-1.
14r. Cyrus Jo McMillan, Attorney, and Mr. Hyman Weisel, owner of the
property, and operator of convalescent homes in Los Angeles and San
Jose.were present.
Drawings prepared by Irving Caster Associates were filed.
The Commission was informed that the land is unimproved, a Standard
Oil service station is on the El Camino frontage; the proposed site
has an area of 35,000 squares feet, %he building will be four stories,

Robert A. Tarver, 251 Park Roam, Burlingame, filed &n application for
variance pertaining to unimproved property at the northeast corner of
a? F Camino deal and Chapin Avenue, to permit construction of a com-
ercial building and parking to extend to apartmenst- zoned property.

Mr. °Tarver stated that a single story building for the purposes of
