Monday, Feb-Tuary 27, 1967, Was called to order on the above date at
8:00 pomp, Chairman Pierce presiding.

The City Engineeg, in reply to the Chair, advised that the purpose of thf!

Dufferin Avenue, into three parcels; two of the parcels are improved with

- A tentative map of a proposed resubdiv lion of the property of Asiatic
Animal. Impor��, 1b�9 Bayshor� i�ighway, Burlingame, was filed with the
City Engineer by .lames J. Breen & Associates, Civil Engineer .
The City Planner explained that presently there is a single property
imp roved with two buildings, both office /waTchouse in use; the owners
wish to divi,de the property to establish a separate parcel for each
building.
The City Planner reported two problems in the application:
There must be adequate on -site parking, including a Ipaved and striped
area on the rear parcel;
The Building Inspector has advised that the building on e'a •cel A 'was
built with a temporary wall on the premise that there would be
additions at a 1«ter date with the proposed new lot lime, the wall
must be replaced with two-hour construction.
The map was scheduled for formal consideration at the regular meeting
�. March 27, 1967, with Mr. Breen and fir. George Day. contractor, agreeing
to confer further with the Building Inspector; Mr. Breen also advised
that a written agreement to''improve` the parking lots would be''available
for the Com-mission's approval.

A resubdi.vision of lots in Block 3, test Mi.11seale Industrial Park,
Units No. I and 2, owned by Robert Ryan, et al, was presented to the
Commission by the City Engi n--er.
Mr. Charles W,, 'ding,, Jr., representing the applicants, advised that the

At the last regular meeting, Air. James Pepin, 760 Walnut Avenue, was
requested to submit a. new drawing in cennection with his request for
variance to divide his property into two lots - one, 60..feet wide,
the other.40 feet.
The City Planner recalled that Awring the prior discussion there were
questions raised concerning the garage and portico locations. He
pointed out that if the variance were approved and the portico remained,
there would be a portion of the dwelling in violation of the side set-
back; further, the existing one -car garage would be illegal with a
three bedroom house.
Mr. Popin was in attendance and during a period of discussion there
were suggestions offered for improving the resubdivrsion design, with
Commissioner Norherg pointing out that it would be possible -.to
eliminate the problem of the portico by replacing with a marquee -type
fixture,
Mr. Popin was reminded that the public hearing would continue at the
meeting of March 27.
S. VARIANCE. Rooming house in first-residerati.al distri.c:
Anna Mary Knudsen filed an application fcr variance to allow more than
three paying guests in a private residence at 1538 Burlingame Avenue,
R-1 Zone.
The City Planner reported that the property first came to the staffts
attention ulhen the Police Department reported a rather unusual number
of requests for on -street parking at the address; during a visit to
the property, the .fire Inspector was informed by Rigs. Knudsen that there
were a number of paying guests but he loaf, unable to make a complete

An application for variance to conduct a welding business on a portion
of acreage owned by Burlingame Shore Land Company, zoned fourth resi-
dentiO, was filed by Weiss Welding., Inc., 1037.Bayshore Boulevard.
The City Planner advised that the application was madeas the ,result
of a meeting in the City Attoriney°s. office with tenants on the property
and that to date two requests for variance have been received.
Mr. ,lames Co Peden represented the applicay t and,during a period of
discussionDadvi.sed that he purchased the business in good faith from
the former operator with the assurance that there would be no difficulty
in securing a,business licensee
The Chair announced a public hea.ri ag for the meeting of March 27, with
the City Planner suggesting that the Commission consider a time limi-
tation as a condition to all of the applications pertaining to the
property.
70 VARIANCE: Storage of excavating equipment in R-4 Zone,
An application for variance was filed by Gene Whited, 79 La Prenda,
Millbrae, to stare excavating equipment at the rear portion of Burlingame
Shore Land Company acreage, 1037 9ayshore Boulevard, zoned fourth resi-
dential.
A site plan accompanied the application.
Mr. Whited was in attendance and informed the Commission that the egi_ig-.

rear of the property.
The Commission scheduled a public hearing at the regular meeting,

9, SPECIAL PERMIT: Anna Pacific Corporation Contractor's Yard 6 Shon.
An application filed by Anna Pacific Corporation, 1310 Bayshore Highway.
and`a.'--letter dated March 7, 1967, requested, approval of a Special Per-
mit for a storage area and shop building for construction and machinery
equipment to be used in connection with -.'development of their properties
over the next five to ten years.
The communication stated that the shop will be located on the drive-in
theatre property, beneath and adjacent to the movie screen tower; the
area will be fenced, shrubbery planted, and the shop building painted a
redwood color to blend with the fencing already installed and to be
installed. z
A plot plan and a diagram showing details of the building construction
were filed,
Mr. George Keyston.was in attendance and confirmed, in reply to the
City Planners that the building is one -'.hour construction.
A public hearing was scheduled for the regular meeting, March 27.
10. VARIANCE: Outdoor storage in front of building.
Schroeder & Walch, 1322 Marsten Road filed a variance application for
outdoor storage in the power line easement across the front of the
building at 1334 Marsten Road...
The applicant's communication dated March 10, 1967, stated that the
easement occupies over 54% of the site.
Mr. Walch was present and advised that the area involved is 300 feet
wide on Marsten Road by 140 feet in depth, sufficient to accommodate
parking and storage for three or four tenants, and that it is proposed
to install a cyclone -type fence with a gate and a five foot planting
strip in front of the fence.
The application was scheduled for public hearing on March 27, 1967.
11. SPECIAL. PERMIT: Multi-gurpose building for school and church uses.
A Special Permit application filed by Our Lady of Angels Church,
172 Hillside Drive, proposed construction of a multi -purpose building
on a portion of its property on Cortez Avenue between Hillside and
Easton Drives.

An application filed by George A. Sperleder, 1509 Los Altos Drive.,
requested a, va.riance"to construct a second -story room above the.
existing garage to a side sine setback of 3 feet where the code requires

The`-.9pplicant¢s communication da€ed March 10, 1967, explained than the
proposed bedroom and bath is intended for the sole occupancy of
Mrs. Sporlederss mother who requires close attention for health. reasons.
Three colored photographs, ra site plan, and a diagram of the details
of the new construction were filed.
The City Planner explained that the existing building was built when
the minimum setback requi ftment was three feet; he stated that neither
he nor the Building lnspectbir.object to the construction as requested
but that a building permit cannot be issued as the code will require
six feet of setback.
Following a discussion with Mr, Sporleder, Chairman Pierce announced
that a public hear.i.ng would be held at the meeting of March 27,,

A draft of a letter to the City Couiicis with drawing attached, prepared
by Commissioner Norbes g, recommending preliminary studies on the -Feasi-
bility of extending Carolan Avenue north past Broadway to join with
the west egad of Marsten Road was read.
With Commissioners concurring.' Chairman Fierce requested that the letter
be prepared in fora for his signature at the next regular.meeting for
transwittal thereafter to -the City Council.
