This study meeting of the Burlingame Planning Commission, regularly
scheduled for this date, was called to order at 8:00 p.m.
Chairman Diederichsen presiding.
Commissioners Cistulli and Stivers, having previously advised that
1_ they would be absent, were excused.
The following were submitted for Commission review.
1. RESUBDIVISION - Lots 5 and 6„, Block 11, Ray Park Subdivision.
Howard Watkinson, 1544 Bernal Avenue, filed an application with the
City Engineer proposing a resubdivision of Lots :i and 6, Block 11,
Ray Park Subdivision. Mr. Watkinson was in attendance and advised
that he has purchased the rear portions of the two lots, most of which
is creek area lying adjacent to his property. He stated that there
had been some indication that the land would be sold and built one
To prevent this and, for the present at least, to preserve the natural
beauty of the creek area he acquired ownership.
The map was presented to the Commission and following a brief dis-
cussion with Mr. Watkinson, the application was scheduled for public
hearing at the next regular meeting, August 22, 3.960.
2, DIRECTIONAL SIGN - Burlingame Motel,
A letter dated July 30, 1960, was read from Osvaldo Benedetti, owner,,
Burlingame Motel, 811 Bayshore Boulevard, requesting a permit for a
directional sign 24" x 18", approximately six feet high, to be con-
structed on Person & Wik property at the intersection of Broadway
Avenue, and Bayshore Service Road.
A letter dated July 26, 1960, from Person & Wik, Inc,., 1025 Industrial
Way, advised that peraission has been granted to the Burlingame Motel
to use a part of the property for the proposed sign.
A sketch of the sign accompanied the. communications
Mr. Benedetti was in attendance and stated that the measurements which
he has mentioned in his letter are adequate for his requirements. He
1 does not feel a larger sign is necessary.
The matter was scheduled for formal consideration at the next regular
meeting, August 22, 1960.
3._ VARIANCE - Franklin Knock. Front setback and side setback,
(19 E1 Quanito Wes.
A variance application, filed by Franklin. Knock imd Ruby M. Knock, owners
of property at 19 E1 Quanito Way, requested approval of a side setback
and a front setback less than the legal minimum.
A statement of justification, dated August 2, 1960, signed by the appli-
cants, was also filed.
Mr. Knock was in attendance and advised that at the southwest corner of
the house there is 3.39 feet instead of 5 feet between the building and
the property line. At the front of the house, on the same side, the
building is 17.6 feet back from the curb line instead of 20 feet.
Commissioners were reminded that the property is adjacent to another
property on El Quanito Way on which a side line variance was recently
granted In both instances, property lines were not correctly established
prior to construction.
The application was scheduled for public hearing at the meeting of
1 August 22, 1960.
4. VARIANCE - Saxe and Yolles Development Company. Rear setback.
137 Lorton Avenue.
Douglas Pringle, contractor, was in attendance, representing Saxe &
Yolles Development Company, to discuss the matter of a variance on
property at 137 Lorton Avenue, between Howard Avenue and Bayswater Avenue.
Mr. Pringle advised that it is planned to construct a large apartment
building in San Mateo, at Clarke Drive and El Camino.• At the present
time, there is an eight unit building on the property, approximately
three years old and in excellent condition. Rather than demolish this
to make way for the new construction, his principals wish to move the
building to a lot which they have purchased in an R-4 District on
Lorton Avenue. In order to place the building on the lot, it will be
necessary to reduce the rear yard area from 15 feet to 9 feet.
A plan of the building.was submitted to the Commission. There was con-
siderable discussion on alterations that might be made to the structure
to eliminate the need for a six foot variance at the rear.
Mr. Pringle agreed to attempt to work out an alternate proposal. Also,
it was suggested that the building department and. the fire department be
contacted to inspect the building.
The matter was scheduled for public hearing at the meeting of
August 22, 1960.
5. STREET NAME CHANGE PROPOSED BY STATE HIGHWAY DEPARTMENT.
Acommunication from the Office of the City Manager, dated August 3, 1960,

advised that a request -has been received from J.P. Sinclair, Assistant
State Highway Engineer, that the City consider changing the name of
Old Bayshore Highway, as an aid in eliminating certain problems which
exist because of the similarity in names of the Bayshore Freeway and
the Bayshore Highway.
The City Manager requested that the Commission submit a recommendation
to the City Council.
The Planning Consultant, in reply to the Chair, advised that the law
requires that a public hearing shall be held and property owners on the
street notified. The Planning Consultant suggested that at the next
regular meeting the Commission set a time and place for said hearing.
6. PROPOSED CHANGES ZONING ORDINANCE.
The Planning Consultant submitted for attention of the Commission &'
number of proposed changes in the Zoning Ordinance. Following lengthy
review and discussion the Commission agreed to continue the study at
a future meeting.
