Burlingame Land Com any2 W o ,, 2) - Chairman Martin announced that this was the time scheduled to conduct a public hearing on a variance request submitted by Forum Investors Corporation, 1408 Chapin Avenues Burlingame, to include an R-4 lots which fronts on E1 Camino Real at Chapin Avenue, in a Cal (commercial retail) development.' A letter dated September 14# 1959, from Realty Associates, lLtd.g ad- vised�in behalf of Forum Investors Corporation, that the R-4 property and the adjoining commercially zoned properties on Chapin Avenue are proposed as the site of an office building for the medical profession. Mr. Gilmore O'Neill was in attendance to represent the applicant and submitted to members of the Commission a set of blueprints, plot plan and artist's sketch of the proposed building, Mr. O'Neill -stated that the portion of the property which is zoned for commercial use does not contain sufficient land area to accommodate the project. 14rr. O'Neill stated that the area of the building when completed will be 55,000 square feet. Below ground level parking will provide spaces for 111 automobiles, with access and egress from Chapin Avenue. 1,Ir. The hearing was thereafter declared concluded. PETITIONS 1. REVISED TENTATIVE MAP EL QVANITO ACRES NO. 2. George R. McLean, owner and developer, and Mr. A.rata, engineer`, ap- peared to discuss with members of the Commission a revised Tentative Map of a proposed resi.dehtial subdivision,, "E1 Quanito Acres No. 2". located off Summit Drive and opposite El Quanito Acres, Mr. Arata, in reply to Chairman Martin, pointed out a number of codifi- cations from the original map, submitted some time ago, and advised that annexation proceedings have been initiated with the City. A question was raised concerning a private access road to Lot 25 and the City Attorney advised that documents of dedication will be required and these should be available at the time that the final map is submitted to the City Council, Commissioner Henderson introduced a motion that the revised Tentative Map of El Quanito Acres No, 2 be approved and recommended to the City, Council for adoption. The requirement concerning sanitary services was debated at some length and an agreement was reached that firm Clarke would make the necessary arrangements with one of the neighborhood merchan'Ls, on a renta? basis$ In lieu of installing facilities on the property, In reply to an inquiry from Chairman Martin concerning the need for floodlights on the lot© the City Engineer and the Planning Consultant concurred that the city street lights, located at the corner of Primrose Road and Donnelly Avenue, appear to give sufficient righting for safety purposes. Commissioner Stivers stated that he felt the present systems whereby the City operates and maintains the lot as a convenience to shoppers, was satisfactory and expressed disappointment at the possibility of a change. Commissioner Henderson voiced his position in opposition to a compromise on the requirements for surfacing and stated that he felt the applicant should be required,to install new paving.
