The monthly stu meeting of the Burlingame Planning Commission was
called to order on the above date at 8:00 p.m. - Vice -Chairman Kindig
presiding.

2. REStTBDTV�N - Lot 1. Smallcomb Industrial Park.
A resubdivision map submitted by the City Engineer proposed to divide
Lot 1, Smalleomb Industrial Park into two parcels,"A" and "B", having
frontages on Bu lway Road. The property lies between the Bayshore High-
way and the Bay
Mr. R.A. Welge as in attendance to represent the owner and applicant,
Smallcomb Motor Company.
The Commission as advised that the lot is quite large. There are
two existing bu ldings. The resubdivision will divide the property so
that each bu-2ld will occupy a separate lot.
The City Engine r advised that utility services will.be investigated
and off-street tarking facilities verified.
The application was scheduled for formal consideration at the regular
meeting, March 26, 1962.
3. RESUBDIVISI N - Lot 1, E1 Quanito Acres Subdivision.
An application filed with the City Engineer proposed a resubdivision
of Lot 1, E1 Qu nito Acres, located at the corner of Canyon Road and
E1 Prado Road.
Mr. Richard C. KnIght,, 2727 El Prado Road, owner and applicant, was in
attendance.
Mr. Knight advi ed that he proposes to divide into two parcels.
Parcel "A" ':with he existing house fronts on El Prado Road. Parcel "B" ,
which is practi lly all creek bed, will front on Canyon Road.
Reference was made to the situation which developed on Bl Prado Road
during the recent heavy rains. Mr. Knight stated that he intends to
take every precaution to insure against recurrent damage to his home.
Subdividing the property and treating the creek area properly to create
a legal building site appears to be the most permanent method. He
stated that a b x culvert or pipe will be installed and the required
fill.
The Planning Consultant stated that a legal lot is possible provided
the work is performed in a competent manner. He suggested that if
the Commission so desired, the resubdivision map be approved tentatively
subject to conditions the Commission may wish to impose.
The City Engine r was requested to prepare a general outline of speo-
ifications for rainage and fill as a guide for the Commission in con-
sidering the ap lication.
The public hearing was scheduled for the regular meeting, March 26,1962.

4. SIGN VARIAAP-2 - Swanson Construction Company, 860 Burlway Road.
A communication from Swanson Construction Company dated March 6,1962,
requested permission to have constructed on the property at 860 Burl -
way Road an identification sign measuring 34 feet 4 inches from
ground level to the top of the sign,
Mr. Bob Naifing of Amcoe Sign Company of Palo Alto was in attendance.
He advised that the sign will be mounted on poles and fastened to the
side of the building; it will be internally lighted. The existing
sign will be removed.
The Planning Consultant noted that the sign is actually a combination
of a free stands and a roof sign. The legal height limitation for
free standing si s is 20 feet; if the sign were mounted entirely on
the roof, it sou d extend 20 feet above the roof line.
After reviewing 4 set of sketches prepared by Amcoe, Commissioners
agreed to visit he site.
The hearing was Scheduled for March 26, 1962.
5. SIGN VARIANCt - Union Oil COMU.
Mr. Leonard G. B mier was in attendance, representing the Union Oil
Company of California,, in connection with an application for a variance
for a sign on the Union Oil Service Station at Bayshore Boulevard and
Industrial way.
,Mr. Bremier advi ed that some modernization of the station is contem-
x4;t3isit£ plated, includi a canopy structure and a new sign. A complete set
of drawings and photograph were submitted.
It is proposed t t the sign will measure 34-1/2 feet from ground level
to the top of th sign. The post supporting the canopy will extend
beyond the roof f the canopy to support the sign. If the sign were
located on the r of and part of the roof construction there would be
no question of a variance. Inasmuch as it will be mounted on the post,

exceed the legal height of 20 feet,
The Commission s advised that the present sign is 16 feet high, which
is not considers adequate.
Following a period of discussion with Mr. Bremier, the application was
scheduled for he ring on March 26, 1962.
6. REPORT RE: idelanda De velo ment .
The Planning Con ltant reported that there is considerable activity
and interest at the present time at the County level in the development
of shoreland properties, particularly in the vicinity of the recreation
area at Coyote Pinta
The firm of Wilsey, Ham and Blair, Consulting Engineers, has been
authorized by the County to prepare a study of tidelands development.
The San Mateo Co ty Planning Commission recently adopted a resolution

favoring aoqui ition by the County of the 44 acres of tidelands owned
1 by the Keyston interests.
