VARIANCE-IRESUBDIVIDE LOT 8, BURLINGAME MANOR NO. 2 An application for a variance to resubdivide Lot 8, Burlingame Manor No. 2 into three parcels, or lots, one of which proposes a frontage less than the legal requirement, submitted by Gordon R. Strocker at the regular meeting of July 24, 1961 and the subject continued pending receipt of a revised map, was reviewed by the Commission on this occasi n. Mr. Strocker, he applicant, in attendance, advised that a revised and current ma indicating changes recommended, had been submitted to the City En ineer. Mr. Strocker rther advised that tentative plans include construction of a dwelling Lot "C" - eighty-nine and one-half feet in length, with a fifteen foot rear setback, a five foot setback along the northerly line and a twenty foot setback along the southerli�e line. The Planning C sultant stated that a variance is requested/because of the impossi ility to establish three legal -sized parcels. The Consultant als advised that he has discussed further with the applicant, the desirabili y of constructing a single wide driveway following the contours of th three parcels to provide an ingress that will least disturb the or ainal terrain. The Assistant pity Engineer advised that the Subdivision map filed by the applica t was in detail and complete. The Planning C nsultant advised that the original property included two lots and a portion of another with a house and garage constructed at a later da and a cottage constructed in 1944, five feet from the rear prope ty line_ The Commission was further advised by the Consultant that Dr. Cleary proposes a res 'bdivision in order to sell one of the dwellings independently rom the other, prior to which time, the applicant must consider he construction of a second garage and the installa- tion of a new ater service line. SIGN VARIANCE The Chair announced that the adjourned meeting had been scheduled to give further consideration to the request of the Bell Electrical Signs, Inc. for a variance to permit the installation of a sign in the industrial area fourteen feet higher than that permitted in the Sign Ordinance of the City of Burlingame. Communications from the Bell Electrical Signs, Inc., dated July 13, 1961, indicati g the location, the height and construction of said sign and reque ting an early consideration by the Commission of the proposed installation, were re -read. Reference was a to prior discussion on the desire of the owners to erect a revolv ng sign to -identify the two firms preparing to occupy the building. Further referelrkce was made to action continuing the hearing to this date to afford Commissioners an opportunity to personally view the site and the o,4mers time to consider an alternate plan for a stationa•. , sign. Mr. Dewey Bell of the Bell Electrical Signs, Inc. advised that the owners would prefer favorable consideration to the erection of a revolving sign with the firm name appearing on each face, or if denied, that it remain as planned originally. In reply to th Chair's request for Commission comments, Commissioner Moore reported on his personal visitation and approval of the size and height of the sign, expressing objection, however, to a revolving type sign. Co issioner Moore stated that in his opinion, approval of a revolving sign would establish a precedent and permit future applicants to porbaps request larger and flashing type signs. Commissioner Ki dig expressed his concurrence with views expressed by Commissioner Moore, adding further that considerable building will occur in the future development of East Millsdale No. 2 and some control should 14e maintained on the type sign to be erected. The Commission acknowledged the right of the applicants to appeal the decision of the'Planning Commission to the City Council. Following considerable discussion and upon advice from the City Attonney that the Chair may entertain a new motion, Commissioner Moore moved that the Commission bnrove the erection of a stationary sign as stipulated in the applicati n for a sign variance. The motion was seconded by Commissioner Nor rg and a Roll Call vote recorded the following unanimous vote.
