CONDOMINIUM PERMIT AND VARIANCES
RESOLVED, by the Planning Commission of the City of Burlingame that:
WHEREAS, a Categorical Exemption has been prepared and application has been made for
Condominium Permit and Variances for the new duplex residential buildinq currentlv under construction
at 715-717 Linden Avenue, Zoned R-2. 1448 Laquna LLC, propertv owner, APN: 029-055-160;
WHEREAS, said matters were heard by the Planning Commission of the City of Burlingame on
Februarv 22. 2021, at which time it reviewed and considered the staff report and all other written
materials and testimony presented at said hearing;
NOW, THEREFORE, it is RESOLVED and DETERMINED by this Planning Commission that:
On the basis of the lnitial Study and the documents submitted and reviewed, and comments received and
addressed by this Commission, it is hereby found that there is no substantial evidence that the project set
forth above will have a significant effect on the environment, and categorical exemption, per CEQA
Section 15303 (b), is hereby approved.
1. Said Condominium Permit and Variances are approved subject to the conditions set forth in
Exhibit "A" attached hereto. Findings for such Condominium Permit and Variances are set forth
in the staff report, minutes, and recording of said meeting.
2. lt is further directed that a certified copy of this resolution be recorded in the official records of
the County of San Mateo.

that the project shall be built as shown on the plans submitted to the Planning Division date
stamped February 16, 2021, sheets Al.1 through A3.2, L-1 and L-2;
that the final inspection shall be completed and a certiticate of occupancy issued before the
close of escrow on the sale of each unit:
that the developer shall provide to the initial purchaser of each unit and to the board of
directors of the condominium association, an owner purchaser manual which shall contain
the name and address of all contractors who performed work on the projecl, copies of all
warranties or guarantees of appliances and fixtures and the estimated life expectancy of all
depreciable component parts of the property, including but not limited to the roof, painting,
common area carpets, drapes and furniture;
that the applicant shall apply for a tentative and final condominium map with the public
Works, Engineering Division for processing in conformance with the Subdivision Map Act;
that any security gate system across the driveway shall be installed a minimum 20 -0' back
from the front property line;
that any changes to building materials, exterior finishes, windows, architectural features, roof
height or pitch, and amount or type of hardscape materials shall be subject to Planning
Division or Planning Commission review (FYl or amendment to be determined by Planning
stafo;
that any changes to the size or envelope of the first or second floors, or garage, which would
include adding or enlarging a domer(s), shall require an amendment to this permiti
that any recycling containers, debris boxes or dumpsters for the construction project shall be
placed upon the private property, if feasible, as determined by the Community Development
Director;
that all air ducts, plumbing vents, and flues shall be combined, where possible, to a single
termination and installed on the portions of the roof not visible from the street; and that these
venting details shall be included and approved in the construction plans before a Building
permit is issued; and
that the project shall meet all the requirements of the California Building and Uniform Fire Codes,
in effect at time of building permat submittal, as amended by the City of Burlingame.

GENERAL NOTES
1.All work shall comply with: Local Standards, codes and ordinances, CBC 2016 ed., including any
local pertinent amendments, and state laws including Cal-OSHA.
2.Verify all conditions existing on site, report any discrepancies to Landscape designer and Owner
before commencing any related work.
3.Protect existing utilities, site improvements, and structures from damage and repair or replace any
existing utilities, improvements and structures that are to remain which are either removed or
damaged during construction to the satisfaction of the Owner.
4.Stake layout in field, for review and revision by Landscape Designer/Owner prior to construction.
5.Submit samples of all finishes, colors and paving materials to Owner for approval before proceeding
with work.
6.Coordinate work with other contractors, subcontractors, and tradesmen working on site.
7.Notify Landscape Designer at least 3 days prior to any noted or required site visits.
SAFETY
1.It is the responsibility of the contractor to mark and identify any dangerous conditions as appropriate
(including but not limited to: open trenches or holes) and provide protection from those conditions
where in proximity to walkways, paths, patios, or other locations of traffic. Notify owner/client or
designer.
EARTHWORK/ GRADING
1.Protect existing trees, plants and other features to remain as final landscaping. Install and maintain
fencing protection around trees and sensitive areas to prohibit parking and storage of materials in
those areas.
2.Strip and stockpile topsoil from areas being re-graded. Make any soil removal of subsoil only.
Topsoil is to be piled to a max. ht. of 6 feet and covered securely to prevent erosion.
3.For all areas compacted during construction soil is to be tilled to a depth of 8”.
4.Do not work soil when it is wet.
5.Finish-grade all areas to excavations and grades indicated on Civil plan C-2. Finish grade of planting
areas to be ½” below edge of adjacent paving.
6.In areas where concrete is removed but not replaced (becomes garden area) remove all baserock/debris
down to clean soil and till to alleviate compaction per note above.
CONCRETE PAVING
1.Depth and construction of all concrete driveway approaches and sidewalks to be per City standards.
Patios and 2x2 concrete slabs to follow guidelines below:
Depth & type of baserock to be determined by Soils Engineer or Contractor, but
in no case shall be less that 4” throughout.
Rebar: per industry standards for clay soil. Minimums to be:
o Driveways: 6” slab to have #4 bar, set on 2” blocks
o Patios: 4” slab to have #3 bar on 1.5” blocks
Provide min. 2” cover all bar.
Provide control and expansion joints as required.
Temperature of mixed concrete at time of placement to be per industry standards. Keep surface moist as
recommended by contractor following placement.
INTERLOCKING PAVERS
1.Driveway to be Calstone “Quarry Stone” pattern pavers in Cameron Cream. Pattern to be QS-1, refer
to detail on L-1.
2.Install pavers per Manufacturer’s Instruction for base layer, compaction, etc.
3.All cuts to be accurate and neat. Layout pattern to minimize pavers less than half size. Pavers to be
protected by layer of sand during compaction.
COORDINATION NOTES
1. Tree removal is shown on Civil Plans C-1.
2.Irrigation Valves and Backflow are shown on Irrigation Plans.

Burlingame Tree Planting Detail2
PLANTING:
1.All plants shall be of an acceptable form and health. No Substitutions will be allowed for plans
species/variety. Contact Designer with any availability problems. Plants found unacceptable by
Landscape Designer will be replaced at no additional cost to owner
2.Water and protect all plants brought on site from excessive wind, sun, physical damage or theft until
planted.
3.Existing plants to remain are to be protected from any and all injury related to construction operations
on site.
4.Place plants in approximate locations shown on plan for final approval and adjustments by L.D.
5.Planting holes to be min. twice diameter of the root ball. Final height of rootball to be even with
surrounding soil level. (Rootball should neither be standing proud nor lower than soil.)
6.Backfill planting holes with 50% compost and 50% native soil. Mix soil and compost and add
fertilizer, then backfill.
7.Fertilize all plants with Agriform 21 gram fertilizer tablets (20-20-5) or equal at the ratio of: 1 tablet
per 1 gal. plant, 2 per 5 gal. plant, 4 per 15 gal. plant, 5 per 24” box tree, 6 tablets per 36” box or
larger.
8.Tamp soil gently and soak plants thoroughly after planting to eliminate air pockets. IF necessary, add
more soil to prevent exposing the rootball. Grade soil around plants to create a watering well approx.
the diameter of the planting hole.
9.Sod lawn to be Dwarf Enduro Fescue from Greenfields Turf inc. Apply a high phosphate and
potassium fertilizer (4-10-10 or 6-20-20) per manuf’s recommendation.
10.Mulch all planting areas to depth of min. 3” with shredded redwood bark. Hold back mulch at trunk
of plant. Irrigation emitter and stake is to be exposed, not buried. Aim emitter down so water does
not run back down tubing.
11.Stake trees and shrubs only as needed to hold upright. Trees to have two tree stakes placed at outside
edges of rootball; secure with loose figure-8 tree tie. Recommended height is 6” above point where
tree will snap to upright position by itself if top is pulled to one side, as if wind loaded and then
released.
12.Remove all nursery stakes, green florist's tape, & plant tags from plants after planting. If
plants require staking, use 2” stake and secure properly per note above. Do not use 1” green nursery
stakes.
