Kindig City Engineer lnd�•z- Martin Norberg Stivers Meeting called to order at 8:00 p.m.; Chairman Martin presiding. FOR STUDY 1. RLSUBDIVISIOrd -- Parcel TaG4e a Block 3, Dsills Estate No. 3. Jack Van Zandt, engineer representing the o%riner (J.B. Oswald), ad- vised that the resubdivis?on proposes to -establish two parcels, i.e., Parcel 1°K" with frontage of 45 feet MoL on Magnolia. Avenue and Parcel teJ" with frontage of 50 feet on Magnolia Avenue, to be developed as a retail store and office building site. In discussing the application with Mr. Iran Zandt, ConxrA ssioners stated their opposition to the dissensions of the proposed lots and to the practice of"cutting up" of land into smiall parcels The Planning Consultant advised that there is no provision in the ordinance limiting lot sizes for commercial property and reported this to be the pattern generally followed in all. communities. The application was thereafter referred to the regular meeting, June 24, for hearing. 2. RESUBDIVISION - Lot 6, Block 1, Burlingame Park Subdivision No. 3. The City Engineer advised that the resubdivision proposes to divide the property into` 2 lots, ekch with frontage on Pepper Avenue and with ample land area to meet the requirements of the ordinanceo In reply to Commission inquiry, Mr. Marr reported there to be an average width of 50 feet on the proposed sec6nd lot with a 5 "tbot side set -back line, which complys with the ordinance requirements. Mrs. Charles J. Bassatt, owner, in attendance, stated that there is presently a dwelling and a detached garage on the property. It is proposed that the existing garage will service the new lot and a car- port will be constructed attached to the present building. After some further discussion, the application was scheduled for hearing on June 24. v . 3. RESUBDIVISION - Parcel "A", Bearint Property - Easton Industrial. Subdivision. The City Engineer reported that this is an application to establish a parcel of 0.46 acres with frontage of 100 fae,t can the Old Bayshore Highway. ]fir,, Beryl I. Bearint, owner, in attendance, discussed the proposa! with the Commission and the matter teas scheduled for hear-inat the regular meeting on June 24, 4. RESUBDIVISION - Lots 7 and 8, Block 29,_Mills Estate Subdivision No, Mr. Jack Van Zandt., engineer, stated that the application proposes to change the present irregular common lot lino betWOen LOGS 7 and 8, thereby bringing about a more favorable alignment for development of the parcels. The application was schedule d'for hearing on June 24. 5. PI14AL MAP - Etienne Industrial Park, Unit ]Lo© 1,, Commissioners reviewed the map with Mr. Van Zandt, representing the developer, and scheduled the hearing for the regular meeting on June 24. Reference was made to the various conditions which were made a part of the approval of the tentative map (previously submitted) and Mr. Van Zandt was requested to present at the time of the hearing on the final map a memorandum of said stipulations for Commission. review, 6,, TENTATIVE MAP o "Creekside". Mr. William Whifler, owner, and Mr. Robert Parlett, engineer, discussed the proposed subdivision with the Coimnissiono Suggestions were made relative to the following: (a) Reduce the number of lots to a total of 5; (b) Establish proper street frontage for all lots; (c) Provide a "turnaround" for adequate ingress and egress The applicants agreed to proceed with the revisions as suggested and to resubmit the map at a future date,, 7, VARIANCE - John Do Mahlsted, 718 Linden Avenue, proposed addition to non -conforming building. Mrs John Do Mdisted, in attendances advised that he desires to enlarge his living quarters by building a rear addition to the present dwelling, In reply to Chairman Martin, the Planning Consultant stated that the present building, containing 3 apartment waits, is a non -conforming use in an-R-2 zone and the application at hand proposes an enlargement of said use The City Attorney, questioned by the Chair, stated that under the provisions of the ordinance the Commission may not permit any structure classified as nonconforming" to be added to or enlarged upon. -2- In ensuing discussion;, the applicants agreed to a delay of one month to permit a "].and -use" study to determine the f. easibilit-ir of a general neighborhood reclassification. 8. ASSEMBLY OF GOD CHURCH - Eansion ProraiTle Rev. C. E. Lebeck, pastor of the Assembly of God Churdh, Lorton Avenue and Bayswater Avenue, discussed informally Com- missioners, missioners a plan to enlarge the present Church build. -'Jig and solicited an opinion with reference to extending the nei,�r cons' -r,_:;­ Lion into the side and front set -back lines. Commissioners agreed to visit the location prior to the study meeting of July 8 and requested. Rev. Lebeck to be present a.t tha-61 date for further discussion. 9. PROPOSED ROOMING HOUSE ORDINANCE. Citing the need for an ordinance to regulate the City's rooming houses, the Planning Consultant presented a proposed "Rooming House Ordinance" and stated that copies will be made available for Commission study and. recommendation. Fire Inspector Howard Pearson, in attendance, agreed to survey aril subsequently ?report relative to the sanitary facilities provided by the City's hotels. 10. PROPOSEr REVISIONS SECTION 1926, ZONING ORDINANCE. (REGULATIONS FOR R-1 DISTRICTS) The Plarming GonsulLant advised of a suggestion from Mayor Rooth that the zoning ordinance be revised to permit the operation of public hospitals in R-;1 (first residentia?.� Districts. Copies of'a proposed revision,prepar-ed by the Planning Consultant, were to be made available for Commission study and recommendation. There being no further matters for discussion, the meeting was adjourned at 10:40 p.m, Everett :K. Kindig Secretary -3-
