The variance has been requested to perntIt enlargement of tkn cane unit occupied by' her family,, - Questioned by the Chair, the Planning Consultant referred to the present"non-conformin&'atatus of the building and pointed out that it is considered improper to grant a variance on a :non -conforming use. After some further discussion, a hearing was scheduled for July 22 and Mrs. Mahlsted was requested to present at that time a plan -of the existing arrangement and the contemplated additions. 3. VARIANCE - Tidewater Oil Company as agent for the Tidewater Realty Company requesting commercial use of Lots 27 and 28, Block 5, Easton Addition No. a.. Zone R-3. The Planning Consultant explained that the `.Tidewater Oil Company proposes to rebuild the existing service station facilities at the corner of El Camino Real and Broadway. The station presently occupies a portion of 4 lots, two of which are commercial zoning and two are third residential. The variance is requested to permit an enlargement of the commercial use on the R-3 properties. In addition, the applicants are requesting permission to utilize a portion of the 20 foot setback on the El Camino Real frontage fore, pump island and canopy. After reviewing a sketch of the proposed improvements and discussing the project with Mr® J. L. Stevenson, representing the applicant,, Com- missioners agreed to conduct a public hearing at the July 22 meeting. 4. RECLASSIFICATION - Andrew J. and Mary Conway,, Thomas J. and Kathleen Culligan Four vacant lots, two on the northeast cornea? of El Camino Real and Dufferin Avenue and two on southeast corner of El Camino Real and Dufferin Avenue, from R-1 District to R-4 District. Mr. Edward FitzSimmons, attorney, representing the applicants, ad- dressed the Commission and stated that his clients desire to construct two studio apartment houses, one building on the northeast corner and one on the southeast corner of El Camino Real and Dufferin Avenue, the buildings to be two-story structures, each housing ten 1 or 2 bedroom units. Mr. Fitzsimmons stated further that the individual apartments will not be connected to'each other and, in his interpretation of the City'Ex ordinances, such construction requires an R-4 (fourth residential, multi -family) classification. The Planning Consultant pointed out that should each building be a single unit under one roof, an R-3 zoning would suffice. After some further discussion, a public hearing was scheduled for July 22, at which time Mr. FitzSimmons was requested to present a sketch and plot plan. 5. TENTATIVE MAP - "Creekside" Subdivision. Mr. Frank Kennedy, co-owner of the land, and.
