Via121: A regular meeting of the Burlingame City Planning Commission was held on - the above date. Meeting called to carder at 8:00 p.m, Chairman Martin presiding, P'iIAU`i'ES PREVIOUS NEETIAG The minutes of the regular meeting of September 30, 3_95?, and the study meeting of October 14, 1957, were approved. PUBLIC H&ARINGS Public hearings, scheduled in conformance to appropriate procedure, were conducted on the following; 1. RESUBDDIISIOA o Parcel "A" BearinntProperty An application, submitted by Dr. Bo I. Bearints, owner of industrial property on the Old Bayshore Highway, for a resu.bdivision of Parcel "A", Easton Industrial Subdivision, to establish an additional parcel, "Ell (Oe574 acres MoL) with 100 foot frontage on the Old Bayshore Highway, was given consideration by the Commission. The City Engineer,. indicated no objection and advised that subsequent to previous discussion on the map (study meeting; October 14, 1957), Dr. Bearint revised the drainage plans whereby a strip 20 foot wide, located between parcels "E" and "C" has been reserved for the storm drain- age channel. The City Engineer stated further that said strip is in reality a separate parcel (designated as I'D" on the map) remaining under title to Dr. Bearinta Considerable discussion arose on the subject of the 20 foot parcel ® its possible use for future building and ways and means of preventing that possibility, Chairman Martin expressed his opinion that the resubdivision was not acceptable because of the inclusion of said parcel which, under the pro- visions of the ordinance is a recognized buildable lot. 1r, reply to questioning from tote Cciwwisslon, the Planni.n., Consultant confirmed that the 20 foot parcel Is tecis.nical.ly a eepaMte lot; how- ever, the possibilities of it being developed as a building site were remote and should aot be a matter at concern non or in the -future, A motion was introduced by Commissioner Iiindig that the esurdiv.-I siolz of Parcel "All, Bearint property, be approved, seooad.ed by Commissioner' sing and carried on the following ro�U call vote YES Norberg, Stive rs ABSEAT C2OiyMI.Ql SI:)Au,'RS v Diede Y°ichsen, Henderson 2� T,` AT.P-TIVE i+iAP - Mills Garden Court No. 2 The Tentative Map of Mills Gardens. Court Ao. 2, submitted at the last study meeting and being; resubdivision of approximately six acres in the dills Garden Court Subdivision, was given further consideration, Mr. Jack Dovey, engineer, representing Town and Country Realty Company, advised that the owners are prepared to proceed with the development of the remaining land in the Mills Garden Court and the proposed subdivisior, will consist of 18 lots,, In reply to Chairman Martin, the City Engineer and the Planning Consulter expressed approval, A motion was introduced by Commissioner Norberg, seconded by Commissioner Fin6er that the Tentative Y'sap of hills Garden Court No. 2 be recommended to the City Council. Motion carried unanimously on roil call of members present, 3. FUAL IfAP - Creekside Subdivision, The Final Map of Creekside Subdivision, submitted at the last study meet- ing was given further considerations Mr. Robert Parlett, engineer representing Frank and Kathe Kennedy and William and Clara Whifler, owners, reviewed the map with the Commission and advised that it agreed with the previously approved tentative map. The City Engineer:aad the Planning Consultant expressed approvals A motion was introduced by Commissioner Flnt--,er, seconded by Commissioner Worberg that the Final Map of Creekside subdivision be recon mended to the City Council for adoption. Motion carried unanimously on roll call of members present, C. J. Hooper as agent for 4. SPECIAL PERMIT Parking area - First Church of Christ Scientist. A hearing, continued from the regular meeting of September 30, 1957, was held on the request of C. J. R motion zas introduced by Commissioner Finger tliat a special p,.:;,rmit be graat.ed the First Church of Christ 6cientist for a parking, lo-11; to be confined to the rear 40 feet of the property loc4�ted at 1506 I-Ploribunda AVenUe (Lot 4, Block 7, Burlingame. land Subdivision) subject to the following conditions: (a) Construction of a redwood fence to enclose the parking area, at a distance of 40 feet from the rear property line, Including a gate to be installed at the westerly driveway, said gate to remain looked except during church sessions; (b) Traffic to enter on Oak Grove and exit- on Floribunda Avenue via the existing driveway; (c) A hedge to be planted within the three foot planting strip for the entire length of the westerly side property line; (d) A IIDU AOT EATER" sign, not exceeding 3 square feet, to be posted on the gate; (e) Any extension of the granted use to be referred to the Commission for its consideration; Above motion seconded by Commissioner Kindig and unanimously carried on roll call of members present. The special permit was thereupon declared official providing there be no appeal directed to the City Council prior to Tuesday, Aoveraber 5. 1957. Tiie hearing was declared concluded. JEW BUSNESS (from the floor) 1. John B. Cockcroft In re: 10footset-back, Primrose Road. John B. Cockcroft, Burlingame realtor, addressed the Commission and ad- vised that preliminary plans have been completed for construction of a commercial building on the property located at the southeast corner of Howard Avenue and Primrose Road.
