Meeting call-ery to order at 8:00 p, m, Chairman Martin presiding., Chairman Martin announced tiiat this v.,as a_a adjourned meeting from the regular meeting of October 28, 1957, for tiie purpose of conducting a public hearing on an application requesting a variance from the City`,s set -back restrictions. PUBLIC HEARIAG 1. VARIAACE Dorothea Jean Cockcroft re: set -back line southeast corner Howard Avenue and Primrose Road. A hearing was held on the request of Dorothea Jean Cockcroft for a variance from the 10 foot set -back restriction on. the Primrose Road front- age of property located at the southeast corner of Howard Avenue and Primrose Road. A letter dated November 11, 1957, protesting a grant of a variance from the existing set -backs to any individual property, owner on Primrose Road between Howard and Bayswater Avenues was read from George A, Robrecht, who identified himself as the owner of property located at 135 Primrose Road,: Referring; to a possibility that additional properties along the street may be developed for commercial use, the communication requested that, rather than process individual variance applications, the Planning Commission initiate the necessary procedure to release all of the properties on the above -mentioned section_ of Primrose Road from the 10 foot set -back. The Chair recognized John B. Cockcroft,, Burlingame relator, who spoke for the applicant and advised that preliminary plant were completed for the construction of a commercial building to be located at the southeast corner of Howard Avenue and Primrose Road, which land ids, and for a_ number of years has been, zoned for commercial use. Mr, Naxra pointed out that the portion of the neighborhood used for residential purposes could suffer should there be a lessening of the set: -back restrictions. Garner, as official representative of the Church, discussed the proposal with Commissioners and advised that considerable alterations are planned within the existing structure to provide additional class- rooms for the 6hurch educational program. The parking situation was discussed at some length end Mr. Garner was requested to prepare an overall parking plan, taking Into consideration all of the Church properties, for presentation at the time of the pub- lic hearing, scheduled for November 25, 195L ORDWAACS AWADING SSCTIOA 1926 OF THE CITY ORDIAAACE CODE (REGULATIOIS FOR. R-1 DISTRICTS). Reference was made to an ordinance recently prepared by the Planning Commission which proposed various revisions in the regulations governing First Residential (R-1) Districts, Chairman Martin requested that said ordinance be made a matter for Commission consideration and recommenda- tion at the Aovember 2$9 19.57, meeting. PRELIMIA-ARY IATROJQTIOA AAD GZASRAL POLICY STOWSAT ® COUATY MASTER PLAN Commissioner Kindig, speaking as Chairman of the San Mateo County Advisory Planning Council, reported that a preliminary introduction and general policy statement of the San Mateo County Master Plan has been prepared and copies are being mailed to each City Planning Commission with a request for review and subsequent recommendAtion to the Advivory Plannins Council prior to December 13, 1957. The subject matter was referred to the next regular meeting for formal consideration by the Commission.
