The Planning Consultant advised the Commission the area on Douglas
Avenue is zoned R-4 and that there are two detached houses on the
property, one of which has housed a hairdressing operation for many
years.
The Commission agreed to set a public hearing on the application for
the next regular meeting, and before that time to make a field trip
to the area.

for living quarters.
The Commission agreed to set a public hearing on the application for

5. PROPOSED SUBDIVISION - Fred Quandt, Developer
Mr. Lee Ham, Engineer, and Mr. Clyde West, Attorney, speaking for Mr.
Quandt, presented -to the Commission a map of the subdivision to be
developed in the Burlingame Hills area between Canyon Road and Summit
Drive, out of the City Limits.
The City Engineer and the Planning Consultant advised the Commission
that Mr. Quandt was anxious to proceed with annexation procedure and
was asking for an opinion on certain variances from the Cityfs Sub-
divi si on Ordinance:
1. A cul de sac longer than 250 feet for entry into the
development.
2. Elimination of sidewalks.
3. Paved street width of 30 feet.
4* Utility poles in the street right-of-way.
Considerable discussion was given to these requests, and the Commis-
sion advised Mr. Quandt that on the basis of his presentation
1. The cul de sac as requested seemed to be satisfactory
2. With the planned minimum of 80 foot frontage lots, it
was felt lawn area to the curb would be satisfactory.
3. With a maximum of 23 houses in the development, traffic
would probably not be too heavy for the 30 foot streets
4. Further study should be given to the question of the
utility poles as to placement and number. It was sug-
gested that the P.G.& E. be requested to submit an
