Meeting called to order at 8:14 P.M. - Chairman Martin presiding:
HEARING:
1. Resubdivision of the lands of Earl M. and Jayne Z. Dilley, north
side of Hillside Drive (No.3030). Mr. Atwater in attendance with
Mr. Dilley, presented the proposed map, and explained that the con-
tour of the land suggests the lot lines. After due consideration,
Commissioner Finger moved that the proposed map as presented by Mr.
Dilley be approved on condition that line bearing S200 17t 30" E,
-be deleted from the map, thus making two parcels out of what was
originally to be three parcels. Seconded by Commissioner Kindig.�.�

The regular study meeting scheduled for this date followed immediately.
1. VARIANCE APPLICATION - Mr. Sidney Shayer'of 245 Ramona Street, San
Mateo, requesting permission to conduct a
private summer school from July 2 to August 10,
1956, at the First Baptist Church, E1 Camino
Real.
Mr. Shayer explained the school would be conducted for 25-45 children,
from 9-12 A.M., for a period of six weeks, covering remedial work in read-
ing, writing and arithmetic. The Fire Department has made an inspection
and has made certain recommendations, including fire drills - as required
for public schools; an alarm system; primary grades to be held on first
floor, and all doors leading to exits to be left unlocked. Following
questioning by the Commissioners, a public hearing was scheduled for
June 25th, and notices to be sent out to interested persons. The Com-
mission requested that Mr. Shayer obtain a written recommendation from
the Fire Department.
2. TENTATIVE MAP " BURLWAY INDUSTRIAL PARK ", owned by Lowrie Paving
Company between Bayshore Freeway and the old Bayshore Highway, con-
sisting of 8-j acres proposed to be subdivided into 15 lots, to have
a 341 wide street down the center. Off-street parking must be pro-
vided - front parking necessitates set -back. This proposal taken
under study.

3. REVERSION TO ACREAGE - Block 27, Mills Estate No. 5.
Trousdale Company requested that the above named property be revert-
ed to acreage so new street maps can be submitted. City Attorney
Karmel brought out the fact that the developer had failed to recog-
nize that there is an existing contract with the City and that the
street work substantially has not been done. City Attorney Karmel
pointed out that bonds have already been posted for completion of
street work in the area and suggested that the Company ask for an
extension of time on its contract rather than have the area reverted
to acreage so new plans can be prepared for acceptance.
4. TENTATIVE MAP - MILLS ESTATE AREA:
Plans presented showing a dividing street between the two Cities
(Millbrae and Burlingame) to be known as Divisadero Street. Commis-
sioner Martin expressed disapproval of alignment of streets as pro-
posed. Plans also showed provisions for a City Park consisting of
approximately four and one quarter acres. Commissioners Mildred
Grens and Herman Hinrichs of the Recreation Commission were present
to study the plans. They requested that an ingress and egress be
provided for the benefit of the smaller children, so it would not
be necessary for them to have to cross through the proposed baseball
diamond. Although representatives of the Park Commission had been
invited to attend the meeting, none of the members were able to be
present. The Secretary was requested to invite the Park Commission
to be present at the next meeting on June 25th.
5. FINAL MAP - MILLS ESTATE #7. (Southwesterly from Mills No. 5)
Jack Dovay, engineer for Wilsey and Ham, representing the Trousdale
Company, and Ernest Viner, engineer for the Trousdale Company, pre-
sented revised subdivision plans, calling for changes in street lay-
outs. On questioning from the Chair, Engineer Viner explained the
change in subdivision plans was caused by the necessity for rock ex-
cavations. Further questioning revealed that the Trousdale Company
will continue to develop all lots, but plan to discontinue home build-
ing in the Mills Estate, and will allow other contractors to build
under strict architectural control. Chairman Martin expressed oppos-
ition to alignment of East and West Streets as proposed. The repre-
sentatives of the Trousdale Company were requested to be prepared to
make a presentation at the next meeting and to submit original maps.
6. RESUBDIVISION - LOTS 15-16-17 MILLS GARDEN COURT, MILLS ESTATE #3.,
was submitted for study. No final decision could be made because
original deed had not been recorded.
7. Geo. A. Mann, Planning Advisor, presented a recommendation for the
CAROLAN AVENUE IMPROVEMENT, which was read into the records. (Copy
in detail, on file). Residents of the area in attendance, question-
ed assessment, stating they understood that original deeds to the
property between Toyon and Morrell showed the property for the street
had been given to the City. Following a discussion, recommendation
was held over until the next meeting to allow for further study.
