Margaret Monroe, City Planner RESOLUTION APPROVING CATEGORICAL EXEMPTION, DESIGN REVIEW AND A HILLSIDE AREA CONSTRUCTION PERMIT RESOLUTION.69.2001 RESOLVED, by the Planning Commission of the City of Burlingame that: WHEREAS, a categorical exemption has been proposed and application has been made for design review and a hillside area construction permit for a first and second floor deck addition at 10 Belvedere Court, zoned R-1, Richard and Debra Bianchina,property owner, APN: 027-271-260; WHEREAS, said matters were heard by the Planning Commission of the City of Burlingame on July 23, 2001, at which time it reviewed and considered the staff report and all other written materials and testimony presented at said hearing; NOW, THEREFORE, it is RESOLVED and DETERMINED by this Planning Commission that: 1. On the basis of the Initial Study and the documents submitted and reviewed, and comments received and addressed by this commission, it is hereby found that there is no substantial evidence that the project set forth above will have a significant effect on the environment,and categorical exemption,per CEQA Article 19. Categorically Exempt per Section: 15301 Class 1 - (e) additions to existing structures provided the addition will not result in an increase of more than 50% of the floor area of the structures before the addition. 2. Said design review and hillside area construction permit are approved,subject to the conditions set forth in Exhibit"A" attached hereto. Findings for such design review and hillside area construction permit are as set forth in the minutes and recording of said meeting. 3. It is further directed that a certified copy of this resolution be recorded ' the official cgrd of the County of San Mateo. • HAIRMAN Ila Martin'DrAiSbaWtary of the Planning Commission of the City of Burlingame, do hereby certify that the foregoing resolution was introduced and adopted at a regular meeting of the Planning Commission held on the 23th day of July, 2001 , by the following vote: AYES:COMMISSIONERS: AURAN, DREILING, KEIGHRAN, LUZURIAGA, OSTERLING AND VISTICA NOES:COMMISSIONERS: NONE ABSENT: COMMISSIONERS: BOJUES - SECRETARY NJ I III!lIII!lI IIIlIII IIII IiIll llil llillll 111 lllll llll sill 04/1-0/20D2 09 14A 1 EXHIBIT "A" Conditions of approval for design review and a hillside area construction permit 10 BELVEDERE COURT effective AUGUST 21,2001 1. that the project shall be built as shown on the plans submitted to the Planning Department date stamped June 26, 2001 sheets 1 through 3, and sheets 3 of 4 and 4 of 4, and that any changes to the footprint or floor area of the building shall require an amendment to this permit; and shall be subject to the provisions of ordinance 1649 and that the decks shall be constructed of wood or synthetic wood, not metal; 2. that any changes to the size or envelope of the first or second floors, which would include adding or enlarging a dormer(s), moving or changing windows and architectural features or changing the roof height or pitch, shall be subject to design review; 3. that the conditions of the Chief Building Official's December 18, 2000 memo and the City Engineer's December, 2000 memo shall be met; 4. that the applicant shall have an arborist's report prepared by a licensed arborist which shall be approved by the City Arborist and shall outline the measures to be taken during construction to protect the existing trees on the site and that none of the existing trees on site shall be removed with construction; and 5. that the project shall meet all the requirements of the California Building and Fire Codes, 1998 edition, as amended by the City of Burlingame. llillllllllllilllllllllllllillllllllllllllillll!l11111 ?0023 069742 J ROUTING FORM DATE: December 18, 2000 TO: _CITY ENGINEER _CHIEF BUILDING OFFICIAL _FIRE MARSHAL SR.
