RESOLUTION APPROVING CATEGORICAL EXEMPTION AND DESIGN REVIEW RESOLVED,by the Planning Commission of the City of Burlingame that: WHEREAS,a categorical exemption has been proposed and application has been made for design review for a two-story residence at 2104 Easton Drive zoned R-1_APM 027-151-210;Larry Morsello_ property owner and aonlicant: WHEREAS,said matters were heard by the Planning Commission of the City of Burlingame on Anril 12 1999 at which time it reviewed and considered the staff report and all other written materials and testimony presented at said hearing; NOW,THEREFORE,it is RESOLVED and DETERMINED by this Planning Commission that: 1. On the basis of the documents submitted and reviewed,and comments received and addressed by this commission,it is hereby found that there is no substantial evidence that the project set forth above will have a significant effect on the environment,and Categorical Exemption,Class 3,Section 15303, construction and location of limited number of small facilities or structures,is hereby approved. 2. Said design review is approved,subject to the conditions set forth in Exhibit"A"attached hereto. Findings for such design review are as set forth in the minutes and recording of said meeting. 3. It is further directed that a certified copy of this resolution be recorded in the official records of the County of San Mateo. HAIltMAN I,David Luzuriaea,Secretary of the Planning Commission of the City of Burlingame,do hereby certify that the foregoing resolution was introduced and adopted at a regular meeting of the Planning Commission held on the 12 th day of April, 1999,by the following vote: AYES: COMMISSIONERS: NOES: COMMISSIONERS: ABSENT: COMMISSIONERS: - SECRETAR 5 EXHIBIT "A" Conditions of approval of categorical exemption and design review 2104 Easton Drive effective April 19, 1999 1. that the project shall be built as shown on the plans submitted to the Planning Department date stamped March 2, 1999, sheets Ll and A-1 through A-5 and L-1; 2. that except window trim through out the structure be stucco mold detail with wooden sills and that if the roof is extended to a peak any skylights on the sloped roof shall be tinted, all other details as shown on the plans shall be included in the final construction documents and shall be included in construction; 3. that he applicant shall plant a minimum of 3 - 24 inch box trees on site as a part of this project; 4. that during the demolition of the existing residence and construction of the proposed residence, the applicant shall comply with Burlingame's Storm Water management and Discharge Ordinance, and shall apply Best Management Practices (BMP's) pursuant to C.S. 15.14.140.3 to the greatest extent possible to reduce off-site erosion and sedimentation resulting from this project; 5. that the comments of the City Engineer, dated march 8, 1999, and the Fire Marshal's and.Chief Building Official's comments dated March 5, 1999, shall be addressed at the building permit stage, and the Senior Landscape Inspector's comments dated March 24, 1999, shall be addressed prior to the final approval of the building permit and issuance of the certificate of occupancy for the residence; and 6. that the project shall meet all the requirements of the California Building and Fire Codes, 1995, edition, as amended by the City of Burlingame.
