RESOLUTION APPROVING CATEGORICAL EXEMPTION AND PARKING VARIANCE
RESOLUTION-99-99
RESOLVED, by the Planning Commission of the City of Burlingame that:
WHEREAS, a categorical exemption has been proposed and application has been made for aa� rking
variance for a real estate office(title company) at 1129 Howard Avenue, zoned C-1-Subarea B. APN: 029-
231-020;Dave Adams. property owner;
WHEREAS, said matters were heard by the Planning Commission of the City of Burlingame on August
23; 1999, at which time it reviewed and considered the staff report and all other written materials and
testimony presented at said hearing;
NOW, THEREFORE, it is RESOLVED and DETERMINED by this Planning Commission that:
1. On the basis of the Initial Study and the documents submitted and reviewed, and comments
received and addressed by this commission, it is hereby found that there is no substantial evidence that the
project set forth above will have a significant effect on the environment, and Categorical Exemption, per
Article 19. 15301 - Existing facilities, Class 1(a), interior or exterior alterations involving such things as
interior partitions, plumbing, and electrical conveyances is hereby approved.
2. Said parking variance is approved, subject to the conditions set forth in Exhibit "A" attached
hereto. Findings for such parking variance are as set forth in the minutes and recording of said meeting.
3. It is further directed that a certified copy of this resolution be recorded in the official records
of the County of San Mateo.

I, Stanley Vistica, Secretary of the Planning Commission of the City of Burlingame, do hereby certify
that the foregoing resolution was introduced and adopted at a regular meeting of the Planning Commission held
on the 23rd day of August, 1999 , by the following vote:
AYES: COMMISSIONERS: BOJUES, DEAL, DREILING, KEIGHRAN, VISTICA AND COFFEY
NOES: COMMISSIONERS: NONE

Conditions of approval for categorical exemption and parking variance.
1129 HOWARD AVENUE
effective September 8, 1999
1. that the real estate office shall be limited to 1,659 SF on the first floor at 1129 Howard
Avenue with a maximum of 3 employees on site (1 employee to 553 GSF), as shown on the
plans submitted to the Planning Department and date stamped July 8, 1999;
2. that the real estate office may not be open for business except during the hours of 8:00 a.m.
to 5:00 p.m., Monday through Friday with a maximum of 5 people (employees and clients)
on site at any one time;
3. that any changes in operation, floor area, use, or number of employees, which exceeds the
maximums as stated in these conditions shall require an amendment to this use permit; and
4. that the use and any improvements made to the building for this use shall meet all California
Building and Fire Codes, 1998 Edition as amended by the City of Burlingame.
