This design shows two structural walls within the 24- foot vehicle bac):u— space in the garage plan. The City has rarely accepted restrictions for at grade parking. These walls however are placed on the side of the backup area similar to underground parking garages. The guest parking space at the rear is the most impacted. However, staff has checked the vehicle maneuverability and found vehicles can get in and out of the adjacent parking stalls within 3 maneuvers . This meets City' s requirement . Should the Commission decide to forward this map to Council for action, the following conditions need to be attached: 1. Prior to issuance ,pf a Building Permit, a property survey shall be conducted to set all property corners in the field and re-establish them prior to building final . The survey shall show how corners are determined. 2 . Show water service and fire line service. Donald T. Chang, P.E.
