Date: 10.5.94 Marga et Monroe, City Planner RESOLUTION NO. 46-94 RESOLUTION APPROVING CATEGORICAL EXEMPTION AND VARIANCE RESOLVED, by the Planning Commission of the City of Burlingame that : WHEREAS, a categorical exemption has been proposed and application has been made for a variance for 2 parking stalls to use 989 SF of retail space as office area on the second floor at 311-315 Primrose Road, APN: 029-122-170 ; property owner: Ronnie Goldfield . 311 Primrose Road ; and WHEREAS , said matters were heard by the Planning Commission of the City of Burlingame on September 26 , 1994 , at which time it reviewed and considered the staff report and all other written materials and testimony presented at said hearing; NOW, THEREFORE, it is RESOLVED and DETERMINED by this Planning Commission that : 1 . On the basis of the Initial Study and the documents submitted and reviewed, and comments received and addressed by this commission, it is hereby found that there is no substantial evidence that the project set forth above will have a significant effect on the environment, and categorical exemption Section: 15301 - Existing Facilities , Class 1 (a) , Interior or exterior alterations involving such things as interior partitions , plumbing, and electrical conveyances is hereby approved. 2 . Said variance is approved subject to the conditions set forth in Exhibit "A" attached hereto. Findings for such variance are as set forth in the minutes and recording of said meeting. 3 . It is further directed that a certified copy of this resolution be recorded in the official records of the County of San Mateo . CHAIRMAN I , Mike Ellis , Secretary of the Planning Commission of the City of Burlingame, do hereby certify that the foregoing resolution was introduced and adopted at a regular meeting of the Planning Commission held on the 26th day of September , 1994 , by the following vote : AYES : COMMISSIONERS : ELLIS, KELLY, KEY AND GALLIGAN NOES : COMMISSIONERS : JACOBS ABSENT: COMMISSIONERS : DEAL AND MINK r� � - SECRETARY EXHIBIT "A" Conditions of approval categorical exemption and variance 311-315 PRIMROSE ROAD effective OCTOBER 3, 1994 1. that the project shall be build with 989 . 04 SF of floor area used as office as shown by the field measurements on the plans submitted to the Planning Department and date stamped July 19, 1994, Second floor Plan and July 29, 1994 , first Floor Plan; 2 . that since the second floor office area is directly connected to the gallery the offices shall operate only during the regular retail hours of Gallery 30 on the first floor; 3 . that the uses, as proposed in this application, shall not be changed without an amendment to this special permit; and 4 . that all improvements shall meet all Uniform Building and Uniform Fire Code requirements as amended by the City.
