ORDINANCE NO. 426
AN ORDINANCE AIVIENIING THE ORDINANCE CODE OF
THE CITY OF BURLINGAME BY DEFINING A LIMITED
COMMERCIAL ZONE; AM �NEING SUB -SECTIONS "B,"
"C," AND "D" OF SECTION 1902 OF SAID CODE;
BY CHANGING THE USE OF CERTAIN PROPERTY FROM
APARTMENT TO LIMITED CONIIIERCIAL ZONE; ESTAB-
LISHING SET BACI_ LINES AND PROVIDING FOR A
1INIMMvi DISTANCE BETWEM THE FRONT ELEVATION
OF BUILDINGS ON CERTAIN STREETS 'iVITHIN SAID
LIMITED COMMERCIAL ZONE
The City Council of the City of Burlingame does ordain as
follows:
SECTION 1. Within the area hereinafter referred to there
is hereby established a limited commercial zone. The land
therein may be used for certain commercial uses as hereinafter
designated and shall hereafter be in the first fire zone; all
existing buildings or structures not conforming thereto may be
altered for oommercial purposes provided there be no increase
in the height of the buildings and the ground area is not
increased more than ten per cent (10%).
The land in said limited commercial zone is within the area
designated by supplementary map to Map No. 1 in the Town of
Burlingame and consists of the following:
Lots 3, 4, 11, and 12 in Block No. 12.
All of Block No. 2, except Lot No. 4 and Lots 1A,
1B, and 2A fronting on the El Camino Real; -
Lot 2C, the so uth we ste rl y half of Lot No. 3, and
a 11 of Lot s 4 a nd 5.
All of Block No. 3 except Lots 1A, 1B, and 2A,
fronting on the E1 Camino Real, and all of Lots
2C, 3C, 31), and those portions of Lots 5A, and
5B fronting on the El Camino Real.
All of Block No. 4 except Lots 10, 11, 12, and 13.
All of Lots 14 to 22, inclusive, in Block No. 7.
All of Lots 13 to 22, inclusive, in Block No. 8..
SECTION 2. Subdivision (B) of Section 1902 of the Ordinance
Code of the City is hereby amended by striking therefrom all
reference therein to Lots 10, 12, 13, and '4 in Block No. 4 as
per Supplementary Map No. 1 to the Town of Burlingame and the
use of the said lots are hereby established and shall hereafter
be included in the limited commercial zone.
Subdivision (B) of Section 1902 of the Ordinance Code of
the City is hereby amended by striking therefrom all reference
therein to Lots 3, 4, 11, and 12 in Block 12 as per Supplementary
Map No. 1 to the Town of Burlingame and the use of the said
lots are hereby established and shall hereafter be included in
the limited commercial zone.
Subdivision (C) of said Section 1902 of the Ordinance Code
of the City is hereby amended by striking therefrom all reference
to "all of Block No. 2 except Lot No. 4" as per Supplementary
Map No. 1 to the Town of Burlingame, and the use of the same
shall hereafter be classified as being in the limited commercial
zone, excepting, however, that Lots 1A, 1B, and 2A, fronting the
E1 Camino Real, Lot 2C, the southwesterly one-half of Lot 3, and
Lots 4 and 5 in said Block No. 2 shall retain their present
classification and the use thereof in the apartment zone.
Subdivision (C) of said Section 1902 of the Ordinance Code
of the City is further amended by changing the use of Block No. 3,,.
as per Map of the Town of Burlingame from apartment zone to
limited commercial zone, excepting Lots 1A, 1B, and 2A, fronting
on E1 Camino Real and all of Lots 2C, 3D, 30, and those portions
of Lots 5A, 5B fronting on the El Canino Neal, shall retain their
present classification and the use thereof in the apartment zone.
SECTION 3. USE - All of the land referred to in Section 1
of this Ordinance, the use of which is hereby transferred from
apartment to limited commercial zone, may be used to house or
carry on;, all businesses or professions under State regula-
tion; semi-professional businesses, including designing, typing,
public stenography, private schools, retail businesses, hotels,
mortuaries, hospitals, antique shops, child nurseries, convales-
cent homes, and such other businesses having only office require-
ments.

Within the area hereby established as the limited commercial'
zone there shall be no laundry, cleaning and dyeing business,
storage or repair services, except those connected with the sale
of major appliances, employment or labor agencies, second-hand

stores (antique shops excepted), theatres or other places of
public anusement, and no place for the sale, trade or dispensing
of liquors of any kind.

SECTION 4.
^ATM - Building Set Back Lines
I
Upon any land fronting on Park Road between the southerly
line of Howard Avenue and the northerly line of Peninsula Avenue,
there shall be maintained a building set back line of five (5)
feet, and no building or structure shall be erected, constructed
or maintained at a distance of less than five (5) feet from the
III front property line.

Upon any land fronting on Primrose Road between the
southerly line of Howard Avenue and the northerly line of
Bayswater Avenue, there shall be maintained a building set back
line of ten (10) feet and no building or structure shall be
erected, constructed, or maintained at a distance less than ten
(10) feet from the front property line.

On ell other streets within the area set forth for the use

of a limited commercial zone there is hereby established a
minimum distance of eighty (80) feet between all building fronts.
SECTION 5. CONTROL - All buildings to be used for commerciall'I
purposes in the limited commercial zone shall comply with and
conform to existing provisions of the building code of the City
hand any amendments thereto, all existing ordinances governing set
back lines, land coverage, landscaping, parking facilities, height
and architectural character thereof, and all permits for the

construction or erection of any structure within the said limited
commercial zone must first be received and approved by the City
Planning Commission.
SECTION 6. This Ordinance shall be published once according
to law and become effective thirty (30 ) days after its adoption.
