COLEMAN CITYOOF BURLINGAME 3PRIMROSE ROAD BURLINGAME, GUF.96010 ORDINANCE No, 1528 ORDINANCE MAKING CHANGES IN R-1 CONSTRUCTION AND PARKING REQUIREMENTS AND IN PROCEDURES FOR FINANCIAL INSTITUTIONS IN THE BURLINGAME AVENUE COMMERCIAL AREA The CITY COUNCIL of the CITY OF BURLINGAME does hereby ordain as follows: SECTION 1. Subsection 1 (a) of section 25.28.073 of said code is hereby amended to read as follows: "(a) Front entrance stairs and stoops with no roof, a maximum height from existing adjacent grade of three (3) feet, extend up to a maximum of six (6) feet into the front setback and extend no closer than three (3) feet to a lot line." SECTION 2. Subsection (3) is hereby added to section 25.28.073 of said code to read as follows: 3. The exceptions herein are subject to the following limitations (a) No portion of the primary residential structure shall extend closer than thirty (30) inches to the property line on the interior side setback. (b) No portion of a chimney shall be allowed within four (4) feet of a side property line." SECTION 3, Section 25.28.080 is hereby added to said code to read as follows: "25.28.080 Interior Access There shall be a stairway, elevator, ramp or similar access between all floors of habitable area within a single family it 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 JEROME F. Subsection 4 of section 25.40.040 of said code is hereby repealed. SECTION 5. Paragraph (i) is added to subsection 2 of section 25.55.010 of said code to read as follows: "(i) In Subareas B and B-1 of the Burlingame Avenue Commercial Area real estate or financial institution uses with a maximum of 600 gross square feet in office area which are unrelated to any other office or use in the building and with a maximum of one proprietor and one employee." SECTION 6. Subsection (h) of section 25.60.010 of the Burlingame Municipal Code is hereby amended to read as follows: "(h) The roof height of the accessory structure will exceed ten (10) feet above grade, except the height may be increased one (1) foot for each foot of separation from an adjacent property line, up to a maximum height of fourteen (14) feet, provided: (1) where the lot slopes more than ten (10) percent at the location of the accessory structure, the maximum height shall be four (4) feet above the plate line; (2) the portion of the structure at the rear property line may have a maximum height of fourteen (14) feet if the structure has a pitched roof on both sides and the rear plate line Ices not exceed ten (10) feet above natural grade; �a 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 JEROME F. COLEMAN CITY OF BURLINGAME 301 PRIMROSE ROAD BURUNGAME, CAUF. 94010 (3) the roof height of an accessory structure may have a maximum height of five (5) feet above the plate line when the roof is pitched from ridge to plate on at least two sides and the ridge is no closer than five (5) feet to a side property line." SECTION 7. Subsection (a) of section 25.70.030 of said code is hereby amended to read as follows: "(a) Single-family Dwellings. (1) Parking space requirements. There shall be at least one permanently maintained garage or covered carport for each single-family dwelling with the following further requirements: (a) new construction with any number of bedrooms shall provide two (2) covered off-street parking spaces and one 1) uncovered off-street parking space; (b) existing single-family dwellings increased in size to three or four bedrooms shall provide off-street parking spaces to current code dimensions for at least two (2) vehicles, one (1) of which must be covered by a garage or carport; (c) any single-family dwelling hereafter increased in size to five (5) or more bedrooms shall provide off-street parking to current code dimensions for at least three vehicles, two of which must be covered by a garage or carport; (d) for the purposes of subsections (b) and (c) above, an existing garage not less than eighteen (18) feet wide and twenty (20) feet deep shall be considered to provide two 3 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 JEROME F. (2) Parking limitations: (a) a vehicle shall not be parked between a structure and the front or side property line except in a garage, driveway or other approved parking; (b) inoperative vehicles, vehicle parts, boats and campers (as defined by Section 243 of the Vehicle Code) shall not ke stored or parked in driveways or between a structure and front or side property line; (c) required covered parking shall not be provided in tandem configuration; (d) required uncovered spaces may be provided in tandem configuration if such spaces are not required for new construction and may extend: (1) in areas with sidewalks, to the inner edge of the sidewalk; (2) in areas without sidewalks to five (5) feet from the inner edge of the curb; (3) in areas without either sidewalks or curbs, to five (5) feet from the edge of pavement." SECTION 8. This ordinance shall be published as required by aw. f � Mayor 1, JUDITH A.
